Job Description

The Residential Estimator will be responsible for preparing accurate and competitive cost estimates for residential construction projects while supporting the overall preconstruction and project planning process. Key responsibilities include:

  • Preparing detailed construction estimates for custom and residential home projects.
  • Performing quantity takeoffs from plans, specifications, and construction documents.
  • Soliciting and evaluating subcontractor and supplier pricing.
  • Analyzing labor, material, equipment, and subcontractor costs to develop accurate budgets.
  • Reviewing project plans and specifications to identify potential cost impacts and value engineering opportunities.
  • Maintaining current pricing databases and estimating systems.
  • Collaborating with project managers, purchasing teams, superintendents, and leadership to ensure estimate accuracy and project feasibility.
  • Developing and updating project budgets throughout the preconstruction process.
  • Assisting with bid comparisons, scope reviews, and subcontractor evaluations.
  • Identifying and managing potential risks related to project costs and procurement.
  • Supporting contract review processes and budget handoff meetings.
  • Monitoring market trends, material pricing, and industry conditions that may affect project costs.
  • Preparing reports, cost summaries, and forecasting information for management review.
  • Contributing to continuous improvements in estimating processes and procedures.

The Successful Applicant

The ideal candidate is a detail-oriented and analytical construction professional with experience estimating residential construction projects and a strong understanding of building methods, materials, and costs. Key qualifications include:

  • Experience in residential construction estimating, purchasing, or preconstruction.
  • Strong knowledge of residential building practices, construction methods, and industry standards.
  • Ability to interpret architectural drawings, engineering plans, and construction specifications.
  • Proven experience preparing detailed quantity takeoffs and cost estimates.
  • Strong understanding of subcontractor scopes, vendor management, and procurement processes.
  • Excellent analytical, mathematical, and problem-solving skills.
  • High level of accuracy and attention to detail.
  • Strong communication and relationship-building abilities.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Proficiency with estimating software, spreadsheets, and Microsoft Office applications.
  • Experience with construction management or estimating platforms is preferred.
  • Self-motivated, organized, and capable of working independently while collaborating effectively with internal teams.
