Compensation:

  • $120,000–$125,000, plus eligibility for a discretionary bonus.

Under the direction of the Regional/General Manager, the Resident Manager is responsible for ensuring the smooth operation of the building in compliance with all company policies and procedures, Equal Employment Opportunity, Fair Housing, Human Rights, and other local jurisdictional statutes. The Resident Manager will be responsible for: 

 

Staff Supervision

  • Responsible for the direct supervision of the site maintenance and operations team, and promotes a positive working environment through strong leadership and direction
  • Recommends hiring, termination, discipline, suspension, promotion and/or rewards for staff members in accordance with all legal requirements, Related Management Company’s EEO policies and procedures, with federal, state and local Human Rights/Civil Rights Statutes, and with the Americans with Disabilities Act regulations and/or Section 504 of the Rehabilitation Act of 1973, where applicable.
  • Reviews and adds supervisory observations to the employees’ performance self-evaluations, and establishes goals and objectives for successful performance.
  • Performs subordinate reviews in accordance with RMC policy.
  • Reviews and approves subordinate payroll.
  • Approves overtime as needed.
  • Provides ongoing training for staff.

 

Building Operations

  • Oversees all maintenance, repairs, and daily building operations for the luxury high-rise residential property.
  • Operate, monitor, maintain, and troubleshoot the property’s cooling towers and major mechanical systems, including AERCO natural-gas boilers, cogeneration systems, ERUs, AHUs, VAVs, PAC units, and water-source heat pumps.
  • Use the Building Management System (BMS) to monitor building conditions, operate mechanical equipment, identify system issues, and coordinate timely repairs.
  • Oversee the testing, maintenance, and operation of diesel generators, building-wide sprinkler systems, fire alarm panels, and two-way emergency communication systems.
  • Supervise plumbing, electrical, mechanical, and basic construction work performed by employees, vendors, and contractors.
  • Manage the maintenance and daily operation of resident amenity spaces.
  • Maintain adequate staff coverage to respond to emergency calls 24 hours a day, seven days a week.
  • Manage the service request system and ensure all work orders are documented and completed safely, accurately, and in full.
  • Complete resident service requests within 24 hours whenever reasonably possible.
  • Respond immediately to emergency repairs, particularly conditions that could threaten the health or safety of residents, employees, or visitors.
  • Set work priorities, assign responsibilities, monitor performance, and ensure the maintenance team delivers timely, professional service.
  • Maintain accurate operational records and communicate building conditions, repairs, and emergencies to property management.

 

Product Presentation

  • Performs an introductory walk-through with new residents upon move-in. Provides instruction on the use of all facilities and appliances.  After the resident has moved-in, he/she may be required to review the entire apartment checklist with the resident, provide instructions for the use of all facilities and appliances, and correct any problems
  • Maintenance of Common Areas
  • Responsible for the appearance and operations of all common areas and back of house, such as laundry rooms, hallways, offices, shops, storage areas, refuse areas, and grounds.
  • Contracted Maintenance and Repair Services 
  • Solicits, reviews, and recommends third-party contracts when so directed by the Regional Manager, General Manager, or designee.

Qualifications:
  • High-rise residential experience is required.
  • Minimum of three (3) years of maintenance management and supervisory experience in a luxury high-rise residential property, including leading a team.
  • Strong knowledge of facilities operations and high-rise building systems, including cooling towers, AERCO natural-gas boilers, cogeneration systems, ERUs, AHUs, VAVs, PAC units, water-source heat pumps, diesel generators, sprinkler systems, fire alarm panels, and two-way emergency communication systems.
  • Strong BMS experience, including monitoring, operating, and troubleshooting the building’s mechanical equipment.
  • Proficiency in plumbing, electrical, mechanical, and basic construction work.
  • Experience overseeing resident amenity spaces, vendors, contractors, and in-house maintenance operations.
  • Familiarity with facilities management and property operations software, including Yardi, procurement applications, accounting software, and strong Excel skills.
  • Strong leadership, organization, communication, and administrative skills.
  • Ability to manage multiple priorities, respond effectively to building emergencies, and deliver excellent service to residents.
