WinnCompanies is looking for a Regional Site Support Specialist to join our team in the Texas Region.
In this role, you will be responsible for providing operational and administrative support to Regional Leadership and Property Management in their division.
The salary range for this role is $83,200.00-$85,000.00 annually dependent on experience. The salary range will vary based on job responsibilities and scope, geographic location, candidate's relevant experience, and other factors. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM CST with the ability to work weekends as needed.
Responsibilities:
- Evaluate property metrics including Occupancy, NOI, Operating Standards, employee productivity, closing/leasing performance, rent growth, retention, AR, and other metrics as identified to determine a plan of action for improvement.
- Collaborate with Regional leadership team or supervisor as directed.
- Support leasing efforts and provide one-on-one training to assist properties in succeeding in their property goals and to ensure that the properties are presented and marketed in a compelling way, overcoming objections, building relationships, and creating excitement for the community.
- Monitor each property against financial objectives utilizing the review of weekly operating reports, monthly financial statements and conducting quarterly inspections.
- Through management of staff, collaborate with senior management to establish the following as needed:
- Recommend appropriate rent levels; oversee preparation and submittal of increases and renewals.
- Lead the property team to maintain optimum level of occupancy.
- Process timely and accurate move-ins, move-outs, re-certifications and renewals.
- Approve rental applications adhering to property standards and all appropriate agency standards.
- Follow company marketing policies and reporting requirements.
- Provide oversight of property tenant files.
- Ensure they are organized, complete and accurate.
- Ensure that Property Software Data is accurate at all times.
- Ensure that the site(s) maintain compliance with applicable state and federal program regulations.
- Ensure the property and grounds are well maintained.
- Direct maintenance team to implement maintenance programs and controls.
- Report property incidents, accidents and injuries in accordance with company policy.
- Collaborate with Regional Vice President to resolve resident issues and conflicts timely and in accordance with site guidelines.
Requirements:
- High school diploma or GED equivalent.
- 1-3 years of relevant work experience.
- 1-3 years of supervisory / managerial experience.
- Minimum 1-3 years of Low Income Housing Tax Credit and Project Based Section 8 program experience.
- 2 years of experience in affordable multi-family property management including direct supervision of others is required.
- Proven marketing and leasing experience at market rate multifamily communities is a plus.
- A current drivers license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- 75% of travel required primarily throughout assigned region.
- Experience with computer systems, particularly Microsoft Office Suites.
- Outstanding verbal and written communication skills.
- Excellent customer service skills.
- Outstanding leadership skills.
- Ability to plan, organize and prioritize work, work to deadlines using sound judgement.
- Ability to adapt successfully to changing situations and environments.
Preferred Qualifications:
- Bachelors degree.
- Experience within the property management industry.
