We are seeking a full-time Regional Property Manager to join our regional office located in Tampa, Florida. The Senior Regional Property Manager will be responsible for managing the property operations and maintenance of an assigned Tampa portfolio of retail shopping center properties and maximization of portfolio's Net Operating Income.
What You'll Be Doing:
Use expertise to drive decisions with regard to fiscal and physical performance of the assigned portfolio (i.e., reduce open A/R balance, increase income, grow rents, manage operating expenses, analyze troubled tenants and make recommendations, and prepare budgets, monthly and annual financial reports) in accordance with NOI objectives.Work closely with the regional officer and understand the leasing plan for the calendar year.Keep current on market conditions and health of tenants within the portfolio.Be responsible for physical plant (i.e., make improvements through capital expenditures, ensure safety of centers).Develop, manage, inspire and motivate property management team to ensure that production goals, accuracy and customer service is optimal. Manage succession planning by coaching and developing team members' talents (may assist in the creation of individual development plans).Foster relationships with tenants and the community, and regularly promote Regency's brand through participation in regional events.
Are You Qualified?Required:
Bachelor's degree in Business Administration, Finance, Accounting or related field; coupled with at least five (5) years of property management experience, to include experience managing a teamRetail property management experience (i.e., shopping centers or malls)Ability to travel within the regionQuantitative and analytical skillsKnowledge of GAAP, leasing, contracts, and industry-related terminologyIntermediate level proficiency with current Microsoft Office software (specifically Excel), email and Internet research functionality
Preferred:
Property management experience overseeing at least 2.5M square feetMember of ICSC and regularly attends local eventsWorking knowledge of JD Edwards or other accounting softwareReal estate license preferred
