    Regional Property Manager - Affordable Multifamily Housing - Base Salary to 120k/year - Jacksonville, FL

    • Our client, a growing property management organization, is seeking an experienced Regional Property Manager to support a portfolio of affordable multifamily communities in the Jacksonville, FL market.
    • This position will focus heavily on affordable housing lease-up execution, occupancy growth, revenue optimization, property stabilization, and operational performance across multiple properties. The Regional Property Manager will partner with onsite leadership teams to drive leasing results, support asset stabilization efforts, and ensure consistent operational standards throughout the portfolio.

    Responsibilities:

    • Support Community Managers with employee relations, performance management, disciplinary matters, and staff concerns.
    • Recruit, hire, train, and mentor Community Managers, leasing leaders, and onsite staff while ensuring required training and certifications are completed.
    • Coordinate Community Manager, leasing, and maintenance meetings and reinforce company policies and operational standards.
    • Oversee the day-to-day operations, staffing, and financial performance of multiple affordable multifamily communities.
    • Manage budgets and financial performance, identify opportunities to increase revenue, reduce expenses, and improve NOI.
    • Review financial reports, monitor collections and bad debt, and partner with Asset Managers on budgets, forecasting, performance goals, capital needs, and projects.
    • Ensure properties comply with Fair Housing, OSHA, landlord/tenant regulations, company policies, leases, and other applicable requirements.
    • Monitor occupancy, rental rates, renewals, leasing activity, and market trends; make recommendations to maximize revenue and improve property performance.
    • Oversee affordable housing lease-up and property stabilization initiatives focused on increasing occupancy and achieving portfolio performance goals.
    • Oversee resident relations, renewal strategies, move-in and renewal audits, and complaints requiring management or legal attention.
    • Ensure property marketing is accurate, compliant, and aligned with market conditions and ownership objectives.
    • Conduct regular property inspections and oversee curb appeal, maintenance, grounds, housekeeping, vacant-unit readiness, and corrective action.
    • Oversee preventative maintenance, capital projects, renovations, vendor contracts, and seasonal services.
    • Analyze market conditions and competitive data to support leasing, pricing, occupancy, resident retention, and operational decision-making.

    Qualifications:

    • 3+ years of multifamily housing experience with multi-site property management, including at least 1 year in a Regional Manager role.
    • Affordable housing property management experience, including affordable housing lease-up experience.
    • Proven track record managing multiple properties, with experience overseeing portfolios of up to 1,500 units and 20+ employees.
    • Strong financial and budget management experience, including budget creation, forecasting, financial analysis, and improving property performance.
    • Advanced knowledge of Fair Housing, leasing, marketing, and applicable local, state, and federal property management regulations.
    • Strong computer skills with proficiency in Microsoft Office.
    • Strong knowledge of local market conditions, competitive properties, occupancy trends, and rental rates.
    • Experience managing multiple property teams and maintaining consistent operational standards.
    • Ability to travel between assigned properties for regular site visits.
    • Ability to work a flexible schedule, including occasional weekends and holidays.
    • Ability to walk properties and perform physical tasks such as climbing stairs, bending, kneeling, standing for extended periods, and lifting up to 25 pounds.

    Compensation:

    • Base salary in the 110k - 120k/year range plus bonus potential
