    Join our team as a Regional Maintenance Manager in our Southeast Region!

    Are you a strategic maintenance leader who thrives on building high-performing teams and improving operations across multiple communities? Gorman & Company is looking for an experienced Regional Maintenance Manager to support our growing portfolio throughout the Southeast (GA, FL, AR, IN, IL). Based in the greater Atlanta area, you'll play a key role in developing maintenance teams, leading major capital projects, and establishing operational excellence across a rapidly expanding portfolio.

    What You'll Do:

    • Lead, coach, and support Area Maintenance Supervisors and on-site maintenance teams across a multi-state portfolio.

    • Travel extensively (typically up to three weeks each month) throughout Florida, Georgia, Arkansas, Indiana, and Illinois to provide on-site leadership, training, inspections, and operational support.

    • Partner with Property Managers to recruit, develop, and retain exceptional maintenance professionals while fostering a culture of accountability and collaboration.

    • Help establish maintenance operations for newly developed communities by creating maintenance procedures, building teams, and partnering with property leadership in a rapidly growing market.

    • Lead large-scale capital improvement (CapEx) projects from planning through completion, including budgeting, bid walks, vendor selection, scheduling, and project oversight.

    • Develop and oversee maintenance operating budgets while identifying opportunities to improve efficiency and control costs.

    • Conduct property, agency, warranty, and quality assurance inspections to ensure compliance with company standards and regulatory requirements.

    • Analyze maintenance performance, work order trends, and recurring issues to identify operational improvements across the portfolio.

    • Oversee vendor relationships, negotiate service contracts, evaluate contractor performance, and ensure projects are completed safely, on time, and within budget.

    • Establish and standardize preventative maintenance programs and maintenance procedures across all communities.

    • Respond to escalated maintenance issues and provide leadership during emergency situations when needed.

    • Ensure compliance with OSHA, EPA, Fair Housing, and company safety standards while promoting a strong safety culture.

    • Partner with Development and Construction teams during new community openings, milestone walks, and warranty periods to ensure successful property transitions.

    • Lead regional maintenance meetings, technical training, and professional development for Area Maintenance Supervisors and maintenance teams.

    • Build strong relationships with regional leadership, property teams, vendors, and internal partners to drive operational excellence and exceptional resident service.

    What You'll Bring:

    • 10+ years of multifamily maintenance leadership experience, including multi-site oversight.

    • Experience supporting portfolios totaling 1,500+ apartment units.

    • Demonstrated success leading large-scale capital improvement (CapEx) projects and managing maintenance budgets.

    • Strong leadership, relationship-building, coaching, and team development skills.

    • Experience helping establish maintenance operations for new developments or rapidly growing portfolios is highly preferred.

    • Extensive knowledge of HVAC, plumbing, electrical, building systems, preventative maintenance, OSHA, EPA, and regulatory compliance.

    • EPA Universal (or Type II) Certification and Certified Pool Operator (CPO) certification required.

    • Valid driver's license, reliable vehicle, acceptable driving record, and the ability to drive extensively and travel overnight throughout the Southeast region.
