Job Summary:
The Regional Land Acquisition Manager will support the Build to Rent (BTR) Division: Integrity Community Builders (ICB). This role plays a key part in identifying, analyzing, and acquiring land for joint venture and/or fee-building opportunities that support the new BTR community growth and long-term success.
This individual will work closely with the National BTR Team as well as Divisional and Regional Leadership to source deals, complete underwriting, and manage the full BTR acquisition process from pursuit to launch.
Responsibilities:
- Build and maintain relationships with land sellers, developers, brokers, builders, engineers, and other industry leaders.
- Evaluate market data and apply sound financial literacy to proformas to determine project viability.
- Collaborate with Entitlements, Finance, and Purchasing teams to ensure accurate assumptions, timely deliverables, and smooth execution.
- Conduct site visits, market reconnaissance, and competition studies to support underwriting and new community approvals.
- Lead and support deal pursuits, including structuring Letters of Intent (LOIs) and negotiating Purchase and Sales Agreements (PSAs) in conjunction with the Land and Legal teams.
- Assist in the creation of RFP packages, leveraging market expertise to develop a strong investment thesis.
- Help develop short and long-term land and lot acquisition strategies with Division, Regional, and National BTR Team Leadership.
Requirements:
- 2+ years of experience in Build-To-Rent or Multi-family land acquisition, development, analysis, or brokerage.
- Strong knowledge of local real estate markets and trends.
- Excellent communication, negotiation, and problem-solving skills.
- Proficiency in Microsoft Excel and Word; experience with GIS, CRE market analysis software and Zonda a plus.
- Bachelor’s degree preferred (real estate, finance, or related field).
