The Region Facilities Manager is responsible for the day-to-day maintenance of repairs, upkeep, grounds maintenance, and operational readiness of Rumpke facilities and residential rental properties within the assigned region. This position leads Regional Facilities Technicians, manages facility maintenance, assists in capital improvement projects, oversee preventative maintenance programs, and ensures regulatory compliance on assigned facilities. The role partners with Regional Vice Presidents and site managers to provide safe, reliable, and efficient facilities that support company operations.

 

Responsibilities of Position:

  • Oversee the overall day-to-day maintenance of repairs, grounds maintenance, and operation readiness of assigned facilities
  • Collaborate with cross-functional leaders to maintain facilities in optimal operating condition
  • Oversee preventive maintenance activities across assigned facilities
  • Annually assess the preventative maintenance program and recommend modifications to support operational growth
  • Receive, coordinate, and manage the repairs of facility maintenance requests to ensure timely completion
  • Perform facility assessments and identify repair, maintenance, and improvement opportunities
  • Coordinate maintenance vendors and contractors to support building systems and infrastructure
  • Support facility reliability, operational efficiency, employee experience, and long-term asset preservation
  • Provide support as needed to maintain rental properties located within the assigned territory
  • Create and maintain facilities maintenance orders in SAP
  • Review and approve vendor invoices and process purchase orders in SAP
  • Supervise regional facilities technicians
  • Provide coaching, training, and performance feedback
  • Establish work priorities and schedules
  • Ensure technicians follow company safety procedures
  • Obtain competitive vendor pricing, manage vendor relationships, and evaluate vendor performance and quality of work
  • Assist with planning and execution of facility capital improvement and maintenance projects throughout the assigned region
  • Coordinate contractors and vendors during construction activities
  • Monitor project schedules, budgets, and quality
  • Partner with Area Facilities Manager to develop annual capital and facilities operating budgets
  • Support long-term facility planning and identify future capital investment needs
  • Monitor expenditures and identify cost-savings opportunities
  • Performs other duties as assigned

 

Supervisory Responsibility:

  • This position will manage 1-5 employees

 

Skills & Abilities Needed for Position:

  • Knowledge to be able to perform and advise skilled carpentry, HVAC, plumbing, drywall, concrete, and all related repairs to facilities
  • Ability to communicate effectively with all levels of leadership and external partners
  • Proficiency in Microsoft Office required

 

Experience & Knowledge Needed for Position:

  • Minimum 3 years of experience in facilities management, construction management, maintenance management, project management, or related field
  • Experience managing multiple projects across geographically dispersed locations
  • Experience obtaining bids, negotiating vendor agreements, and managing capital projects
  • Knowledge and experience with SAP is a plus including project tracking, Purchase Orders, and Maintenance Order processes

 

Physical Requirements in a Regular Workday:

  • Frequently lifting/carrying/pushing/pulling a max of 50 lbs
  • Rarely lifting/carrying/pushing/pulling a max of 100 lbs
  • Continuously working outside; frequently in changing temperatures, wet/humid conditions
  • Frequently working in areas of dust, odors, mist, gases, and other airborne matter
  • Frequently stooping/kneeling/crouching/crawling
  • Frequently climbing and/or balancing
  • Frequently sitting/standing/walking

 

Additional Working Conditions/Aspects:

  • Possible exposure to high traffic conditions and/or tight driving areas
  • Exposure to residential and commercial waste
  • Ability to travel between offices, as required
  • Ability to work flexible hours; expected to work nights and weekends as needed
  • Legally eligible to work in the United States
  • Valid driver’s license (if applicable)
  • Must successfully complete pre-employment testing
  • Must be able to read and speak the English language
