    Description

    Commercial Real Estate Company in Santa Monica is recruiting for a Litigation Paralegal with a focus on real estate.  This is a hybrid role, three days in office.


    Responsibilities:
    Under attorney supervision and guidance:
    • Prepare default notices, demand letters, termination notices, relocation notices, abandonment notices and all other notices required to enforce lease covenants
    • Correspond with tenants and tenant attorneys to resolve AR issues and other lease and legal disputes
    • Perform due diligence reviews of leases involving relocation rights, co-tenancy provisions, radius restrictions, no-build zones, termination rights, CAM language, permitted, exclusive and restricted uses and all other rights, remedies and controls of the lease parties
    • Initiate and monitor unlawful detainer and breach of lease actions and matters sent to collection agencies
    • Prepare litigation evaluations, analyze collectability, pursue enforcement of judgments and assist with tenant bankruptcies
    • Respond to Subpoenas for the Company’s business records, and implement and monitor Legal Holds to retain and preserve documents in connection with claims, litigation and e-discovery
    • Negotiate and document settlements
    • Monitor resolution of mechanics’ liens and foreclosure actions, and provide legal support for construction defect litigation
    • Coordinate with Property Management and Leasing to assess and minimize legal risk and resolve legal disputes
    • Provide daily legal support to all Departments.
    • All other duties as assigned.

    Background Required:
    • Bachelor’s degree required
    • Paralegal certificate from an ABA approved school required
    • Substantial law firm or in-house experience as a real estate paralegal preferably in litigation and/or commercial landlord/tenant law
    • Strong PC skills, including MS Office, MS Word, iManage, Excel and redline
