We are seeking a highly motivated and detail-oriented Real Estate Appraiser to join our dynamic team at Carrillo Realty. In this role, you will be responsible for assessing the value of residential, commercial, and land properties for a variety of purposes, including sales, purchases, refinancing, and property taxation. The ideal candidate will have expertise in market analysis, property valuation, and the ability to effectively communicate findings to clients and stakeholders.
Responsibilities
- Conduct thorough property appraisals on residential, commercial, and land properties to determine their current market value, taking into account location, condition, and market trends.
- Gather and analyze data from comparable properties, market trends, and local real estate conditions to establish accurate and reliable property valuations.
- Prepare detailed, clear, and well-supported appraisal reports that outline valuation methods, findings, and the rationale behind the assigned value.
- Perform in-person property inspections, evaluating the property's condition, features, and any other factors that could affect its value, such as zoning regulations, environmental conditions, or proximity to amenities.
- Communicate with clients, real estate agents, investors, and other stakeholders to provide valuation insights and recommendations. Respond to any questions or concerns regarding the appraisal report.
- Keep up to date with market trends, property values, and other external factors (e.g., economic shifts, zoning changes) that could impact the valuation of properties.
- Work closely with the sales team, brokers, and clients to provide accurate appraisals that inform decision-making for property purchases, sales, and investments.
Requirements
- A bachelor’s degree in Real Estate, Finance, Economics, or a related field is preferred. Relevant certifications or professional development in property valuation or appraisal are a plus.
- Valid state certification or license as a Real Estate Appraiser
- At least [2-5] years of experience as a real estate appraiser, with a strong focus on residential, commercial, and land appraisals.
- Ability to conduct site inspections, including the ability to travel to various locations, assess property conditions, and physically inspect buildings, structures, and land.
