Key Responsibilities
- Direct all property operations and staff in the most cost-effective and efficient manner.
- Develop, monitor, and manage the annual budget with diligent expense control.
- Maintain occupancy levels according to budget and company goals.
- Lead, motivate, and develop team members to achieve performance targets.
- Oversee hiring, training, and performance management for property staff.
- Manage all marketing and leasing activities to drive occupancy and resident retention.
- Supervise rent collection, bank deposits, and financial reporting; pursue delinquent rents and coordinate with collections.
- Analyze and interpret property financial statements to identify trends and opportunities.
- Maintain compliance with all company policies, housing regulations, and fair housing laws.
- Support resident relations, enforce community policies, and foster a positive living environment.
- Supervise maintenance operations, repairs, preventive maintenance, and capital improvements.
- Coordinate vendor activities, including landscaping, snow removal, and contracted services.
- Collaborate with the Regional Supervisor on achieving annual financial and operational objectives.
- Show apartments to prospective residents and assist with lease renewals as needed.
- Perform additional duties as assigned.
Requirements
- High school diploma or GED required; additional education or certification (e.g., CAM, ARM) preferred.
- Minimum 1 year of property management experience (multi-family experience) strongly preferred.
- Proven ability to manage budgets, read financial statements, and drive occupancy.
- Strong leadership and communication skills with the ability to motivate a team.
- Solid organizational and problem-solving abilities.
- Proficient in Microsoft Office Suite; intermediate experience with property management software.
- Ability to read, write, and communicate effectively with staff, vendors, and residents.
- Basic math and analytical skills to interpret rates, ratios, and financial data.
- Must be comfortable managing multiple priorities in a fast-paced environment.
