Property Manager II (Charlestown North)

WinnCompanies is searching for a Property Manager II to join our team at Charlestown North, a 178-unit conventional market-rate community located in Greenbelt, MD.In this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements.The salary range for this role is $70,659.83 - $80,577.01 annually dependent on experience. The selected candidate will adhere to the following schedule: Monday through Friday from 9:00 AM to 6:00 PM, with a rotating weekend schedule.Responsibilities:

Collaborate with senior management to establish appropriate rent levels and maintain occupancy.Process timely and accurate move-ins, move-outs, and renewals.Ensure the property tenant files are organized, complete and accurate.Ensure that the site maintains compliance with applicable state and federal program regulations.Direct the maintenance team to implement maintenance programs and controls.Resolve resident issues and conflicts in a timely and in accordance with site guidelines.Prepare the property's annual budget for approval by senior management.Provide accurate financial reporting and monthly variance reporting.Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.

Requirements:

High school diploma or GED equivalent.1-3 years of relevant work experience.Less than 1 year of supervisory experience.Knowledge of market-rate / conventional property management.Knowledge of marketing and leasing techniques.Experience with computer systems, particularly Microsoft Office.Ability to multi-task and manage a fast-paced office environment.Ability to manage and work with a diverse group of people and personalities.

Preferred Qualifications:

Bachelor's degree.Experience with Yardi or RealPage property management software.NAHP - CPL, SHCM, CAM (MA - C3P) designations.CAM - RAM & ARM honored; CGPM - NAA or NAMA honored designations.
