About the OpportunityWinnCompanies is seeking a Property Manager I to join our team. You will split your time between Court Street and Temple Villas Apartments, two affordable housing communities totaling 76 apartment homes in Los Angeles, CA.In this role, you will oversee the daily operations, leasing, financial performance, maintenance, and compliance of the community while delivering exceptional resident service. The ideal candidate has experience in property management, multifamily housing, leasing, resident relations, and team leadership, and is committed to maintaining a high-performing, well-managed community.Please note that the pay range for this position is $28.00 - $30.00 per hour, depending on experience. This position is required to live onsite and comes with a 2-bedroom housing unit.Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM.Responsibilities:
Manage the daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals, and rent increases.Drive occupancy, rent collections, resident retention, and revenue goals.Prepare and manage property budgets, financial reports, purchase orders, invoices, and monthly variance reporting.Ensure compliance with all applicable federal, state, local, LIHTC, HUD, and affordable housing program requirements, where applicable.Partner with maintenance teams to maintain the property, preserve assets, and ensure completion of preventive maintenance programs.Lead, train, and develop site team members while promoting a positive, customer-focused culture.
Requirements:
High school diploma or GED equivalent.1-3 years of experience in property management, multifamily housing, leasing, or residential operations.A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.Experience in Low Income Housing Tax Credit (LIHTC).Previous supervisory, team lead, leadership, or employee development experience.Knowledge of property management operations and landlord-tenant laws.Experience using Microsoft Office and web-based business applications.Strong customer service, communication, organizational, and problem-solving skills.Ability to manage multiple priorities in a fast-paced environment.Ability to work effectively with diverse residents, colleagues, and vendors.Strong attention to detail and financial accountability.
Preferred Qualifications:
Bachelor's degree in Business, Real Estate, or a related field.Experience with LIHTC, HUD, Section 8, or other affordable housing programs.Experience with Yardi, RealPage, or other property management software.Knowledge of leasing, marketing, resident retention, and occupancy strategies.Professional certifications such as CAM, ARM, RAM, SHCM, NAHP-CPL, CGPM, C3P, or equivalent.
