Are you an experienced affordable housing Property Manager with strong HUD Section 8 and Low-Income Housing Tax Credit (LIHTC) experience? Wingate Management Company is looking for a knowledgeable, organized, and hands-on Property Manager to lead Trestletree Village in Atlanta, GA.

We're looking for someone who understands the details of affordable housing compliance while also providing strong leadership and excellent customer service to residents. If you're comfortable taking ownership of a community, staying ahead of deadlines, and balancing compliance with daily property operations, this could be a great next step.

What You'll Do

• Oversee the day-to-day operations of Trestletree Village, including resident relations, occupancy, leasing, maintenance coordination, financial performance, and overall property operations.
• Manage HUD Section 8 and Low-Income Housing Tax Credit (LIHTC) compliance, including certifications and recertifications, income verification, resident eligibility, and maintaining accurate, audit-ready files.
• Oversee leasing, waitlist management, tenant selection, move-ins, move-outs, resident notices, and other affordable housing requirements.
• Provide excellent customer service while addressing resident concerns, resolving issues, and creating a professional and welcoming community environment.
• Monitor property financials, invoices, reporting, occupancy, and other operational responsibilities while utilizing Excel to track and organize information.
• Lead and partner with onsite staff, maintenance, compliance, vendors, and regional leadership to ensure the property is operating efficiently and meeting company and regulatory standards.

What We're Looking For

Previous affordable housing property management experience is important for this position. Candidates should have hands-on knowledge of both HUD Section 8 and LIHTC/Tax Credit housing.

You should understand affordable housing certifications and recertifications, income verification, resident eligibility, compliance documentation, and maintaining files that are ready for audits and reviews.

Strong Excel skills are also important, along with the ability to manage reports, deadlines, financial information, and multiple priorities.

We're looking for a Property Manager who is a self-starter, highly organized, detail-oriented, and comfortable making decisions and taking ownership of the community. Strong leadership, communication, and customer service skills are essential.
