Wingate Management Company is seeking an experienced Property Manager to lead Carver Gardens in Gainesville, Florida. This role requires a hands-on leader who understands HUD/Section 8 affordable housing requirements and can successfully balance compliance, recertifications, resident relations, team leadership, and the day-to-day operations of the community.

What You'll Do
- Oversee daily property operations, including occupancy, leasing, collections, resident relations, maintenance coordination, and overall community performance.
- Manage HUD/Section 8 compliance requirements and ensure resident files and supporting documentation are complete, accurate, and organized.
- Oversee annual and interim recertifications, income verification, resident eligibility documentation, and required notices to ensure deadlines are met.
- Lead and support the onsite team while maintaining strong communication, accountability, and customer service standards.
- Prepare for and support inspections, audits, file reviews, reporting requirements, and other affordable housing compliance activities.
- Partner with residents, maintenance, vendors, and Wingate leadership to address property needs and maintain a safe, welcoming, and well-managed community.
What We're Looking For
- Previous Property Manager experience within affordable or subsidized housing.
- Strong hands-on HUD and Section 8 experience required.
- Experience completing and overseeing annual and interim recertifications, income verification, and compliant resident files.
- Strong understanding of affordable housing compliance requirements, inspections, documentation, and reporting.
- Excellent leadership, organization, customer service, and resident-relations skills with the ability to manage multiple deadlines.
- A hands-on leader who takes ownership, follows through, and is comfortable working directly with residents and the onsite team.
