    Property Manager - Affordable & Market-Rate Community

    Location: Carriage House (Elkhart, IN)


    Are you an experienced property manager who enjoys bringing structure to a challenging operation, developing a team, and seeing measurable progress from your work?


    Bradley Company is seeking a Property Manager to lead a large, mixed-income apartment community of more than 400 units. This property includes both HUD-assisted and market-rate housing, so the role requires a strong balance of property operations, affordable housing compliance, resident relations, and team leadership.


    This is not a maintenance-mode position. The new Property Manager will step into a community that needs focused leadership, consistent processes, and a clear plan for improvement. A major priority will be rebuilding and retaining the site team, particularly within maintenance.

    What You’ll Take On

    In this role, you will:

    • Lead the daily operations of a 400+ unit mixed-income community.
    • Establish priorities and bring greater structure, consistency, and accountability to the site.
    • Recruit, develop, and retain a dependable office and maintenance team.
    • Oversee leasing, occupancy, rent collection, unit turns, work orders, inspections, and property appearance.
    • Build professional relationships with residents while addressing concerns and lease violations fairly and consistently.
    • Manage HUD and other affordable housing compliance requirements, including certifications, files, audits, and inspections.
    • Monitor the property’s budget, expenses, delinquency, and overall financial performance.
    • Partner with regional leadership, Compliance, Accounting, Human Resources, and other support teams to move the property forward.


    What Will Help You Succeed

    We are looking for someone who:

    • Has at least two years of property management experience, preferably with a large or complex multifamily community.
    • Has experience with HUD, Section 8, LIHTC, or another affordable housing program.
    • Can remain calm, professional, and consistent during difficult resident or employee situations.
    • Is comfortable setting expectations, holding people accountable, and making practical decisions.
    • Knows how to prioritize when several operational needs require attention at the same time.
    • Has experience hiring, coaching, and retaining property management or maintenance employees.
    • Understands that meaningful property improvement takes steady execution, teamwork, and follow-through.
    • Is organized, financially aware, and comfortable using property management systems such as Yardi.
