Description

Tesoro Group is seeking an experienced Property Manager for one of our client’s team to help manage (2) properties in Chaska, MN (55318). The ideal candidate will have 3 years’ experience in property management, ideally multiple properties and have experience with affordable housing (tax credit and section 8/42). This role is contract to hire (90 days before conversion).

This role will be working with (2) properties within affordable housing and 150+ units combined.

Salary: $33-$36/hour DOQ.

Schedule: Monday – Friday standard daytime hours.

Job Duties and Responsibilities:

  • Oversee the day-to-day operations of multiple properties within a designated area.
  • Manage and supervise property managers and on-site staff.
  • Ensure compliance with company policies and procedures, as well as local, state, and federal laws.
  • Develop and implement strategies to improve property performance and tenant satisfaction.
  • Prepare and manage budgets for multiple properties.
  • Monitor financial performance, including income, expenses, and occupancy rates.
  • Ensure timely collection of rent and other payments.
  • Manage operating expenses and capital expenditures.
  • Address tenant concerns and complaints in a timely and effective manner.
  • Maintain positive relationships with tenants and property owners.
  • Ensure compliance with fair housing laws and regulations.
  • Oversee marketing and leasing efforts for multiple properties.
  • Develop and implement strategies to attract and retain tenants.
  • Negotiate and manage lease agreements.
  • Oversee maintenance and repair activities for multiple properties.
  • Ensure that properties are well-maintained and in good condition.
  • Manage vendor relationships and contracts.
  • Conduct regular site visits to assess property conditions and operations.
  • Prepare reports and presentations on property performance.
  • Identify opportunities for growth and expansion.
  • Stay up-to-date on industry trends and best practices.

Qualifications and Experience:

  • 2 years’ experience in residential property management – income restricted/section 8/42 experience is required.
  • Knowledge of affordable housing programs.
  • Knowledge of government subsidy programs.
  • Working knowledge of Microsoft Office Suite, Outlook, and Excel.
  • Strong computer literacy skills including experience with Yardi, Fortress or other property management software is strongly preferred.
  • Have a valid driver's license, insurance and reliable transportation as this role will be roving.
  • Be able to pass a Kari Koskinen background check before employment.
