The ideal candidate will have previous property management, commercial real estate, leasing, or related operational experience and be comfortable taking ownership of multiple aspects of property operations.

This is a hands-on management position for someone who is organized, professional, solutions-oriented, and capable of building strong relationships with tenants, vendors, prospective tenants, and staff.

The Property Manager will be responsible for maintaining the overall performance, appearance, occupancy, and financial health of both properties while ensuring a high level of customer and tenant service.

KeyResponsibilities

PropertyOperations

  • Overseethedailyoperationsofassignedproperties.
  • Conduct regular property inspections and ensure properties are clean, safe, well-maintained, and professionally presented
  • Identifymaintenance,repair,safety,andcapitalimprovementneeds.
  • Coordinate withmaintenancestaff,contractors,vendors, and serviceproviders.
  • Obtainandreviewvendorproposalsandassistwithnegotiatingpricingandservices.
  • Ensure vendors and contractors complete work accurately, timely, and according toexpectations.
  • Respondtoandresolveproperty-relatedissuesinatimelymanner.
  • Assistwithemergencyandafter-hourspropertysituationsasneeded.

Leasing&Occupancy

  • Activelyparticipateinleasingeffortstomaintainandincreaseoccupancy.
  • Respondtoleasinginquiriesandprospectivetenantleads.
  • Scheduleandconductpropertytours.
  • Prepareandpresentleasinginformationtoprospectivetenants.
  • Followupwithprospectivetenantsandmaintainanorganizedleasingpipeline.
  • Assistwithleasenegotiations, renewals, amendments, andrelateddocumentation.
  • Build relationships with local businesses, brokers, real estate professionals, and community organizations to generate leasing opportunities.
  • Monitorvacanciesanddevelopstrategiestominimizedowntime.
  • Workcloselywithownershipandmanagementtoidentifyopportunitiesfornew tenants and revenue growth.

TenantRelations

  • Serveasaprimarypointofcontactfortenantsatbothproperties.
  • Developandmaintainpositive,professionaltenantrelationships.
  • Addresstenantconcerns,questions,andcomplaintspromptlyandprofessionally.
  • Enforceleaseterms,propertyrules,andpoliciesconsistently.
  • Monitortenantcompliancewithleaserequirements.
  • Coordinatetenantmove-ins,move-outs,turnovers,andotherproperty-related activities.
  • Assist with delinquency management, collections, and payment arrangements whennecessary.

Financial&AdministrativeManagement

  • Assistwith preparationandmanagementof propertybudgets.
  • Monitorpropertyincomeandexpensesandidentifyopportunitiestoreduce unnecessarycosts.
  • Reviewinvoices,purchaseorders,andvendorchargesforaccuracy.
  • Monitorrentcollectionsandoutstandingtenantbalances.
  • Assistwithmonthlyfinancialreportingandvarianceanalysis.
  • Maintain accurate property records, leases, tenant files, and operational documentation.
  • Ensure required reports and administrative responsibilities are completed accurately and on time.

Staff&VendorOversight

  • Providedirectionandoversighttoonsitestaffassignedtotheproperties.
  • Establishexpectationsandholdteammembersaccountableforperformance.
  • Assistwithscheduling,training, andperformance management.
  • Coordinate work between property staff, maintenance teams, cleaningcrews, contractors, and outside vendors.
  • Promotea professional,customer-focusedcultureamongpropertystaff.

Marketing&CommunityRelations

  • Assistwithmarketingvacantspacesandpromotingpropertyamenitiesandevents.
  • Maintain professional relationships with local businesses, community organizations, and real estate professionals.
  • Identifyopportunitiestoincreasetraffic,visibility,occupancy,andrevenue.
  • Representthepropertiesprofessionallywithinthecommunity.

Qualifications

Required

  • Previous experience in property management, commercial real estate, leasing, facility operations, or a related field.
  • Strongorganizationalandtime-managementskills.
  • Excellentwrittenandverbalcommunicationskills.
  • Strongcustomerserviceandtenantrelationsskills.
  • Abilitytomanagemultipleprioritiesandpropertiessimultaneously.
  • Strongproblem-solvingand decision-making abilities.
  • ProficiencywithMicrosoftOfficeandgeneralcomputersystems.
  • Abilitytoworkindependentlywhilealsocollaboratingwithseniormanagementand onsiteteams.
  • Validdriver’slicense andreliable transportation.

Preferred

  • 2+yearsofpropertymanagementorleasingexperience.
  • Commercialpropertyorretail/mixed-usepropertyexperience.
  • Experiencewithleaseadministrationandnegotiations.
  • Experiencewith budgeting,financial reporting,and rentcollections.
  • Experience managingvendors, contractors, andonsite staff.
  • Familiaritywithpropertymanagement softwareandCRM/leasingsystems.
  • Realestateorpropertymanagementcertificationisaplus.

IdealCandidate

Theidealcandidateisaself-starterwhotakesownershipoftheirpropertiesanddoesnot waitfor problems to become largerissues. This individual should be comfortable walking the property, talking with tenants, meeting prospective tenants, reviewing invoices, coordinating vendors, and addressing operational issues throughout the day.
