Wingate Management Company is seeking an experienced Property Manager to oversee a portfolio consisting of LIHTC and Market Rate housing across nearby buildings.

This is a stand-alone role and requires a highly self-sufficient professional who is comfortable working independently and taking full ownership of property operations. All identifying details will be shared later in the interview process.

Position Overview

  • The Property Manager will be the only on-site team member and will manage the full scope of operations for both properties. This role is ideal for someone who thrives in an autonomous environment and has strong compliance, organizational, and decision-making skills.

Key Responsibilities

  • Manage day-to-day operations for LIHTC and Market Rate properties
  • Ensure full compliance with LIHTC regulations, including certifications, recertifications, and audits
  • Oversee leasing, renewals, resident relations, and rent collections
  • Monitor delinquencies and prepare required reports
  • Coordinate maintenance needs and vendor relationships
  • Conduct property inspections and ensure unit readiness and curb appeal
  • Manage budgets, expenses, and overall financial performance
  • Serve as the primary point of contact for residents and vendors

Salary: Up to $85,000 (based on experience)

Required Education and Experience:

  • High school diploma or equivalent required, bachelor's degree preferred
  • 3 years of on-site property management experience
  • Experience in supervisory role and managing staff
  • Financial experience, including writing and maintaining budgets
  • Strong background in operations and turnaround situations
  • Knowledge of OneSite Property Management software a plus, but not required
  • Section 8 experience (affordable properties)
  • Tax Credit experience (affordable properties)
  • EIV experience (affordable properties)

Certificates/Licenses/Registrations: (if applicable)

  • Certified Apartment Manager (CAM) or Accredited Residential Manager (ARM) preferred
  • Real Estate License, as required by state regulations
  • Tax Credit Specialist (TCS) preferred (affordable properties)
  • Certified Professional of Occupancy (CPO) or Certified Occupancy Specialist (COS) preferred (affordable properties)
  • Specialist in Housing Credit Management (SHCM) preferred (affordable properties)
