Wingate Management Company is seeking a Property Manager to oversee a portfolio of three communities totaling fewer than 300 apartment homes in Cambridge, MA. This diverse portfolio includes HUD, Low-Income Housing Tax Credit (LIHTC), Market Rate, and Section 8 housing, making this an excellent opportunity for someone with strong affordable housing experience.
This is a busy, hands-on leadership role where you'll oversee daily operations, ensure compliance, support your team, and provide outstanding service to residents while maintaining high occupancy and community standards.
What You'll Do
- Oversee all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
- Create and manage operating budgets
- Obtain bids and oversee capital improvement projects
- Seek opportunities to enhance communications and to build collaborative relationships with supervisors, peers, subordinates and residents
- Work to recruit, train, motivate and retain the highest quality property management staff for all positions within the assigned portfolio - maximize their engagement to minimize staff turnover
- Track and evaluate advertising, and all client traffic with leasing staff to ensure that leasing/marketing goals are being met (as applicable)
- Determine leasing opportunities with leasing staff and work on goal setting, improving the performance of each staff member
What You'll Bring
- Previous Property Manager experience managing affordable housing communities, including HUD, LIHTC (Tax Credit), Section 8, and Market Rate properties.
- Strong knowledge of HUD compliance, including EIV reports, annual/interim recertifications, and affordable housing regulations.
- Excellent leadership, organization, and problem-solving skills with the ability to successfully manage multiple priorities in a fast-paced environment.
- Outstanding customer service, communication, and interpersonal skills with the patience and professionalism to de-escalate difficult situations and work effectively with diverse residents and stakeholders.
- Experience using RealPage (preferred) and proficiency with Microsoft Office and property management software.
- Bilingual (preferred but not required) with a positive, accountable, and team-oriented approach to leadership.
