Are you an experienced Property Manager who enjoys working with residents, solving problems, and keeping a community running smoothly?
We are looking for a Property Manager to oversee a 148-unit affordable housing community in Providence, RI. The property serves elderly and disabled residents and consists of multiple two- to three-story buildings. This is a layered Project-Based Section 8 and LIHTC community, so previous affordable housing and EIV experience is required.

What You'll Do:
- Manage the daily operations of a 148-unit Project-Based Section 8 and LIHTC community, ensuring a positive experience for residents and efficient property operations.
- Complete annual and interim recertifications, maintain EIV compliance, coordinate move-ins and move-outs, conduct unit/property inspections, and prepare documentation for audits and regulatory reviews.
- Oversee rent collections, delinquencies, evictions, resident concerns, apartment showings, and other occupancy-related responsibilities while providing compassionate and professional customer service.
- Manage administrative and financial responsibilities including invoice processing, required reporting, capital budget oversight, and payroll processing as needed.
- Coordinate property needs, capital projects, inspections, vendors, and day-to-day operational priorities while maintaining compliance with affordable housing requirements.
- Build positive relationships with elderly and disabled residents, address concerns calmly and professionally, and find practical solutions to day-to-day challenges.
What We're Looking For:
- Previous Property Manager or affordable housing management experience with Project-Based Section 8, HUD and/or LIHTC communities.
- Hands-on EIV experience and a strong understanding of affordable housing recertifications and compliance requirements.
- Strong organizational skills with the ability to manage multiple deadlines, reports, inspections, audits, and resident needs.
- Excellent customer service, communication, and problem-solving skills with a resident-first mindset, particularly when working with elderly and disabled populations.
- Experience with collections, delinquencies, evictions, invoice processing, budgeting, inspections, and general property operations.
- A dependable, organized professional who takes ownership of their community and is eager to learn, develop, and grow within the organization.
Compensation:
$70,000-$73,000 annually, based on experience.
