Position Overview
BG Staffing Direct Hire is partnering with an established housing organization seeking an experienced Affordable Housing Property Manager to oversee a newly constructed, 52-unit residential community in Lynnwood, Washington.
This opportunity is ideal for a hands-on property management professional with strong affordable housing compliance expertise, exceptional organizational skills, and a passion for creating a welcoming, supportive environment for residents and families.
The selected candidate will play a critical role in preparing the community for its initial lease-up, establishing daily operations, and ensuring ongoing compliance with affordable housing regulations.
Key Responsibilities
- Oversee daily property operations, resident relations, leasing, and administrative functions.
- Lead initial lease-up activities, including applicant processing, eligibility verification, and move-in coordination.
- Independently manage affordable housing certifications, recertifications, compliance files, and documentation.
- Maintain compliance with Low-Income Housing Tax Credit (LIHTC), HOME, and Project-Based Voucher (PBV) program requirements.
- Coordinate with housing authorities and other program stakeholders.
- Monitor occupancy, collections, reporting, and operational performance.
- Utilize property management software to maintain accurate resident records and reporting.
- Collaborate with on-site resident services personnel to provide an exceptional resident experience.
- Establish efficient operating procedures and maintain audit-ready compliance records.
- Address resident concerns professionally and support a positive community environment.
Required Qualifications
- Minimum 3-5 years of multifamily property management experience, including affordable housing.
- Demonstrated hands-on experience with LIHTC and HOME compliance.
- Knowledge of Project-Based Voucher (PBV) programs and housing authority requirements.
- Experience independently completing income certifications, recertifications, and resident eligibility documentation.
- Strong knowledge of fair housing regulations and affordable housing operational procedures.
- Excellent organizational, communication, and problem-solving skills.
- Ability to work independently and manage competing priorities.
Preferred Qualifications
- Experience with new-construction lease-ups or property stabilization.
- Experience with Rent Manager property management software.
- Affordable housing designations such as HCCP, SHCM, or equivalent training.
- Bilingual English/Spanish communication skills.
Compensation & Benefits
- Annual base salary: $75,000-$85,000, depending on qualifications.
- Full-time, direct-hire opportunity.
