    Description

    The Property Maintenance Technician supports the safety, appearance, functionality, and operational excellence of Krause+ residential and commercial properties. This position performs preventive maintenance, repairs, groundskeeping, property inspections, and tenant support across the portfolio.

    Working closely with Property Managers, Facilities Managers, vendors, contractors, and tenants, the Property Maintenance Technician provides responsive service and helps maintain safe, efficient, and welcoming properties. Success in this role requires technical aptitude, sound judgment, attention to detail, and a strong customer-service mindset.

    Principal Functions of the Job

    Property Maintenance and Repairs

    • Perform preventive maintenance and routine inspections of buildings, equipment, building systems, common areas, and grounds.
    • Diagnose maintenance issues and complete general repairs involving plumbing, electrical, HVAC, lighting, doors, flooring, appliances, fixtures, roofing, and carpentry.
    • Identify deficiencies, safety concerns, equipment failures, and property risks; complete or recommend appropriate corrective action.
    • Support tenant improvements, renovations, capital projects, and the preparation of vacant spaces for new tenants.
    • Maintain accurate work orders, inspection records, and service documentation.

    Grounds and Property Appearance

    • Maintain the cleanliness, appearance, functionality, and curb appeal of assigned properties.
    • Perform seasonal groundskeeping, including mowing, landscaping, snow and ice removal, debris removal, and exterior upkeep.
    • Assist with the maintenance of parking lots, sidewalks, signage, and shared spaces.

    Tenant and Operational Support

    • Respond promptly and professionally to maintenance requests and service calls.
    • Communicate with tenants regarding maintenance schedules, repairs, access needs, and service updates.
    • Partner with Property and Facilities Managers to prioritize work and coordinate property operations.
    • Coordinate vendor and contractor access and provide onsite support as needed.
    • Deliver professional, respectful service to tenants, guests, vendors, and colleagues.

    Safety and Compliance

    • Complete work in accordance with company standards, safety requirements, and applicable regulations.
    • Support fire and life-safety inspections, emergency preparedness, and corrective actions.
    • Maintain tools, equipment, vehicles, and work areas in a safe and organized condition.
    • Participate in scheduled on-call coverage and respond to emergency maintenance needs outside regular business hours.
    • Follow all company policies and procedures.

    Job Requirements

    Education and Experience

    • High school diploma or equivalent required.
    • 3+ years of experience in property maintenance, facilities maintenance, building operations, or a related field preferred.
    • HVAC, electrical, plumbing, or other relevant trade certifications, preferred

    Skills and Capabilities

    • Working knowledge of plumbing, electrical, HVAC, carpentry, mechanical systems, and general building maintenance.
    • Experience supporting multiple properties and working directly with tenants, vendors, or contractors preferred.
    • Experience safely operating maintenance, landscaping, and snow-removal equipment preferred.
    • Ability to participate in an on-call emergency maintenance rotation.
    • Strong troubleshooting, problem-solving, and general repair skills.
    • Ability to work independently, prioritize competing needs, and escalate significant concerns appropriately.
    • Strong customer service and interpersonal communication skills.
    • Dependable, organized, and attentive to detail.
    • Ability to use mobile devices, work-order systems, and standard business technology.
    • Commitment to safe work practices and proper equipment operation.
