    About the Role

    We are seeking an experienced Property Accountant to join our growing commercial real estate portfolio. This role is ideal for a detail-oriented accounting professional with strong commercial property experience who thrives in a fast-paced environment managing multiple assets. Experience with industrial/warehouse properties is a significant plus.You will be responsible for the full-cycle accounting of a portfolio of commercial properties, ensuring accurate financial reporting, timely tenant billing and collections, and proactive variance analysis. This position plays a key role in supporting property operations, investor reporting, and strategic decision-making.


    Key Responsibilities

    • Manage day-to-day accounting for a portfolio of commercial properties (office, retail, and industrial/warehouse assets).
    • Prepare monthly, quarterly, and annual financial statements, including income statements, balance sheets, and cash flow reports.
    • Handle tenant billing, rent collections, CAM (Common Area Maintenance) reconciliations, and lease administration accounting.
    • Process accounts payable and receivable, including vendor invoices, tenant bill-backs, and security deposit accounting.
    • Perform bank reconciliations, general ledger maintenance, and month-end/year-end close processes.
    • Develop and monitor property-level budgets and forecasts; prepare variance analysis and explain deviations to management.
    • Track capital expenditures, tenant improvements, and lease incentives; maintain fixed asset and depreciation schedules.
    • Assist with annual property tax accruals, insurance allocations, and real estate tax appeals support.
    • Prepare supporting schedules for external audits, lenders, and investor reporting packages.
    • Ensure compliance with GAAP, internal controls, and company accounting policies.
    • Collaborate with property management teams, asset managers, and leasing teams to resolve tenant disputes and optimize financial performance.
    • Analyze property performance metrics (e.g., occupancy, NOI, tenant retention) and provide actionable insights.
    • Support ad-hoc projects such as property acquisitions, dispositions, or refinancing.

    Qualifications & Requirements

    • Bachelor s degree in Accounting, Finance, or a related field required.
    • CPA license or CPA candidate is strongly preferred.
    • Minimum 4+ years of progressive accounting experience, with at least 2 3 years specifically in commercial real estate property accounting.
    • Strong understanding of commercial lease structures, CAM reconciliations, tenant improvements, and real estate-specific accounting.
    • Experience with industrial/warehouse properties is a plus (e.g., triple-net leases, warehouse operating expenses, square-footage-based allocations).
    • Proficiency in Yardi, MRI, RealPage, or similar property management accounting software.
    • Advanced Excel skills (pivot tables, VLOOKUPs, complex formulas, data analysis).
    • Solid knowledge of GAAP and real estate financial reporting standards.
    • Excellent organizational skills with the ability to manage multiple properties and deadlines.
    • Strong communication and interpersonal skills; ability to collaborate across departments.

    Preferred Skills & Attributes

    • Experience with multiple property types (especially industrial/warehouse, office, and retail).
    • Familiarity with construction-in-progress accounting and lease accounting under ASC 842.
    • Working knowledge of Power BI, Tableau, or other financial reporting tools.
    • Proactive, solution-oriented mindset with high attention to detail and accuracy.
    • Ability to work independently while contributing to a team environment.
