We hope youre one of them.The Role:This role has two salary ranges, depending on the level at which the candidate is hired:Project Superintendent: $114,000 - $191,000Senior Project Superintendent: $132,600 - $221,000The final level will be determined based on each candidates professional experience, qualifications, and overall fit for the role.At Vivmark Residential, we develop, build, and operate apartment communities across the United States. We are seeking a Project Superintendent or Senior Project Superintendent to lead field operations on multifamily residential and mixed-use construction projects.This role is responsible for the day-to-day execution of construction activities in the field, ensuring projects are delivered safely, on schedule, and in accordance with quality expectations. The ideal candidate is a hands-on construction leader who can coordinate trade partners, drive accountability, solve problems proactively, and foster a culture of safety and excellence on every project.What Youll DoLead all on-site construction activities from groundbreaking through project completionCoordinate trade partners, suppliers, consultants, inspectors, and project team members to ensure efficient project executionMaintain project schedules by sequencing work, identifying risks, and proactively addressing field challengesEnsure workmanship meets company quality standards, contract requirements, and design intentConduct regular site inspections and manage punch list, turnover, and closeout activitiesPromote and enforce all safety requirements, ensuring a safe and compliant jobsite environmentCollaborate closely with Project Managers to align field execution with project budgets, schedules, and operational goalsReview plans, specifications, and constructability concerns to identify potential issues before they impact project deliveryMaintain accurate project documentation, daily reports, progress updates, and field logsDevelop strong working relationships with contractors, consultants, local authorities, and internal stakeholdersWhat Were Looking ForExperience supervising multifamily, mixed-use, commercial, hospitality, or large-scale residential construction projectsStrong knowledge of construction means and methods, sequencing, quality control, and safety practicesAbility to read and interpret construction drawings, specifications, schedules, and contractsExperience managing trade contractors and coordinating multiple work activities simultaneouslyStrong leadership, communication, and problem-solving skills.Proven ability to maintain project momentum while balancing quality, safety, and schedule objectivesProficiency with construction technology platforms and Microsoft Office applicationsAbility to work effectively in a fast-paced construction environment and make sound decisions in the fieldPreferred Qualifications for Senior Project SuperintendentExtensive experience leading large-scale multifamily developments, podium construction, high-rise projects, or complex mixed-use developmentsExperience overseeing multiple phases or highly complex projects with significant operational and logistical requirementsDemonstrated success mentoring Superintendents, Assistant Superintendents, Project Engineers, and field personnelAdvanced expertise in project sequencing, scheduling, quality management, safety leadership, and field operations strategyProven ability to partner with Project Managers and senior leadership to drive successful project outcomes and operational excellenceRecognized as a field leader with the ability to influence project teams, contractors, and stakeholders while maintaining accountability and execution standardsHow Vivmark Supports You:We know that our teams are the beating heart of our success and we re committed to showing our appreciation.We offer:A competitive benefits package that supports your health, financial well-being, and work-life balance, including medical, dental, and vision coverage, a 401(k) with company match, paid vacation and company holidays, and exclusive team member housing discounts.Additional Info:Vivmark Residential is proud to be an equal opportunity employer and is committed to an inclusive and diverse work environment free of discrimination and harassment.
