Project Manager

Job Title: Project Manager
Location: Stoystown, PA
Type: Direct Hire
Work Model: Onsite
Hours: Monday – Friday, 8:00 AM to 5:00 PM

Responsibilities

• Plan, direct, and coordinate assigned projects to meet objectives within defined schedule and budget parameters
• Prepare scopes of work and budgets for design-build projects
• Source subcontractors, vendors, and material suppliers through email distribution lists and Blue Book
• Build and maintain vendor and subcontractor databases for multiple work regions
• Host and maintain a cloud file-sharing site where prospective bidders can access bid documents
• Coordinate project requirements with subcontractors, vendors, and suppliers bidding the work
• Estimate project costs and general conditions
• Build spreadsheets that mirror project bid forms and streamline quantity take-offs
• Create spreadsheets to log and track submittals, change order requests, change orders, and open issues
• Prepare schedules of values and submit monthly pay applications
• Develop and review project schedules
• Review and submit project submittals
• Price and submit change order requests for additional work
• Attend project meetings and conduct site walk-throughs to monitor progress
• Build spreadsheets to monitor material usage and project costs
• Support project superintendents in resolving field issues and keeping work on track
• Run and review job cost reports from accounting software
• Use Procore and Newforma project management platforms shared with owners and other contractors
• Design workflows and procedures to improve project execution
• Support the ISO 9001 quality management system, contribute to its effectiveness, and train others on its purpose and use

Requirements

• Experience estimating and managing design-build construction projects
• Advanced Excel skills, including building custom estimating and tracking spreadsheets
• Working knowledge of Procore and Newforma
• Experience developing and reviewing project schedules and schedules of values
• Experience managing submittals, change order requests, and change orders
• Experience preparing cost reports and tracking project costs in accounting software
• Familiarity with subcontractor and vendor sourcing through tools such as Blue Book
• Understanding of ISO 9001 quality management system requirements
