Job Description:

 

HITT Contracting is seeking an experienced Project Manager to join our Seattle office, with a focus on Federal, SCIF, and Tenant Improvement projects.

This position is ideal for a construction professional who understands the unique requirements of secure and highly technical environments while also being comfortable managing fast-paced commercial interior projects.

The Project Manager will be responsible for the overall management of projects from preconstruction through closeout, including financial performance, schedule, subcontractor management, client relationships, and coordination with the field team. The ideal candidate will bring proven experience delivering SCIF and/or Federal construction projects, along with a strong background in commercial tenant improvements.

Responsibilities

• Manage all phases of Federal, SCIF, and commercial tenant improvement projects from preconstruction through final closeout

• Partner closely with the Superintendent to develop and maintain project schedules, logistics plans, procurement strategies, and overall execution plans

• Manage project financials, including budgets, cost forecasting, commitments, change management, and monthly reporting

• Lead subcontractor procurement, scope development, leveling, negotiations, and buyout

• Manage RFIs, submittals, change orders, owner communications, and project documentation

• Coordinate closely with clients, architects, consultants, subcontractors, and other project stakeholders

• Understand and manage the specialized requirements associated with SCIF construction, secure environments, and Federal projects

• Coordinate complex architectural, MEP, security, technology, and specialty systems associated with secure facilities

• Maintain strict compliance with project-specific security protocols, access requirements, documentation procedures, and Federal requirements

• Manage fast-paced tenant improvement projects with demanding schedules, complex phasing, and high-quality finish expectations

• Proactively identify project risks and develop solutions before they impact cost, schedule, quality, or client expectations

• Lead regular owner, architect, contractor, and subcontractor meetings

• Support project teams in maintaining HITT's standards for safety, quality, operational excellence, and client service

• Develop strong relationships with clients and project partners with an emphasis on repeat business

• Mentor Assistant Project Managers and Project Engineers and support the continued development of junior team members

• Ensure a successful turnover and closeout process, including punch list completion, commissioning coordination, documentation, and owner acceptance

Qualifications

• 2+ years of commercial construction project management experience

Prior SCIF and/or Federal construction experience required

• Strong experience with commercial interiors and tenant improvement projects

• Demonstrated ability to manage projects from preconstruction and procurement through construction and closeout

• Working knowledge of the requirements and coordination associated with secure construction environments

• Experience coordinating sophisticated MEP, security, low-voltage, technology, and specialty systems preferred

• Strong financial management skills with experience managing project budgets, forecasting, change orders, and cost reporting

• Thorough understanding of construction drawings, specifications, contracts, RFIs, submittals, and project controls

• Ability to manage accelerated schedules and multiple priorities in a fast-paced construction environment

• Strong subcontractor management and negotiation skills

• Excellent communication, leadership, organization, and problem-solving abilities

• Proficiency with construction management technology such as Procore, Bluebeam, scheduling software, and Microsoft Office

• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred, or equivalent construction experience

• Ability to meet project-specific Federal and secure-site access requirements as applicable

In accordance with the Washington Equal Pay and Opportunity Act, section RCW 49.58.110, the base salary range for this position is:

$96,800.00 - $132,000.00

Compensation in other cities and states may vary. The determination of salary is based on the candidate’s individual professional experience, qualifications, education, skills, and training.
