Job Title: Project Manager - Restoration ConstructionJob Description

The Project Manager leads restoration projects from initial estimate through final completion, ensuring work is delivered safely, on schedule, within budget, and to a high standard of quality. This role combines project leadership, customer communication, and technical construction expertise to help property owners recover from fire, water, storm, vandalism, and other losses while delivering high-quality construction solutions.

Responsibilities

  • Create accurate residential and commercial restoration estimates using industry-standard estimating software and tools.
  • Develop detailed project scopes, floor plans, and sketches that clearly define work to be performed.
  • Manage projects from estimate approval through final completion, maintaining ownership of all phases of the project lifecycle.
  • Coordinate closely with property owners, insurance adjusters, consultants, subcontractors, and internal teams to ensure alignment and smooth execution.
  • Develop, maintain, and update project schedules and budgets, proactively addressing risks and delays.
  • Prepare, track, and manage change orders and maintain thorough project documentation throughout the job.
  • Lead regular project meetings and communicate progress, issues, and next steps to all stakeholders in a clear and timely manner.
  • Oversee emergency response projects, including water damage, fire damage, storm damage, vandalism, and board-up services.
  • Conduct regular jobsite inspections to verify quality standards, adherence to scope, and compliance with safety and regulatory requirements.
  • Identify potential environmental hazards such as mold, asbestos, and lead-containing materials and coordinate appropriate remediation protocols.
  • Enforce safety standards and maintain compliance with applicable building codes, safety regulations, and company policies.
  • Ensure demolition, decontamination, structure cleaning, and restoration processes are performed correctly and efficiently.
  • Complete final walkthroughs with stakeholders, manage punch lists, and oversee project closeout documentation.
  • Provide strong customer service, maintaining positive relationships and clear communication with property owners and insurance representatives.
  • Collaborate with internal operations, estimating, and field teams to drive continuous improvement in project delivery.

Essential Skills

  • Proficiency with restoration and construction estimating software and tools, along with Microsoft Office Suite.
  • Strong knowledge of residential and commercial construction practices and methods.
  • Experience developing and managing detailed restoration estimates for a variety of project types.
  • Solid understanding of building codes, safety regulations, and industry standards related to restoration and construction.
  • Proven experience managing projects, schedules, budgets, and subcontractor performance.
  • Knowledge of demolition, decontamination, structure cleaning, and restoration processes.
  • Demonstrated project management skills in residential construction and restoration project management.
  • Ability to coordinate with insurance adjusters and manage insurance-related claims and documentation.
  • Strong communication skills with the ability to lead meetings and provide clear updates to stakeholders.
  • Customer service orientation with the ability to build and maintain positive relationships.
  • Organizational and time-management skills to handle multiple projects and deadlines.
  • Ability to lead teams through challenging situations and maintain composure under pressure.

Additional Skills & Qualifications

  • 3-5+ years of experience in restoration, construction, estimating, or project management.
  • Experience managing residential projects up to $3M and commercial projects up to $15M.
  • Familiarity with insurance restoration programs and third-party administrator (TPA) requirements.
  • Experience with construction budget management and project coordination.
  • Knowledge of TPA program processes and reporting requirements.
  • Certification or training from industry organizations such as IICRC or similar restoration-focused bodies is highly beneficial.
  • Ability to work autonomously with full project ownership and decision-making authority.
  • Interest in professional growth and advancement in estimating, operations, insurance restoration, and leadership.

Work Environment

This role is primarily office-based with approximately 25% travel to job sites and stakeholder locations. The work environment involves frequent collaboration with internal teams, subcontractors, property owners, and insurance professionals, as well as regular visits to residential, commercial, and industrial restoration sites. Projects range from routine restoration work to complex emergency response situations, offering diverse and challenging day-to-day responsibilities. Pay and Benefits

The pay range for this position is $70000.00 - $90000.00/yr.
