Project Manager / Estimator

Position Overview
This is a dual-role position at the center of a growing light commercial and multifamily general contracting firm in Auburn, Alabama. You will own the full project lifecycle, from the first estimate through final closeout, while also keeping the estimating pipeline moving. It is a job where the morning starts in a spreadsheet and the afternoon might end on a job site.

Key Responsibilities
PRECONSTRUCTION & ESTIMATING
Review plans and specifications to develop accurate, competitive estimates
Solicit, evaluate, and negotiate subcontractor and supplier bids
Prepare detailed scopes of work, bid packages, and proposal documents
Conduct quantity takeoffs using estimating software such as Bluebeam or PlanSwift
Help identify and pursue new project opportunities in coordination with ownership
Build and maintain relationships with subcontractors and vendors
PROJECT MANAGEMENT
Manage multiple projects simultaneously from award through closeout
Develop and maintain project schedules, budgets, and procurement plans
Coordinate with subcontractors, suppliers, and field teams to keep milestones on track
Conduct regular site visits to monitor progress, quality, and safety compliance
Process and track submittals, RFIs, change orders, and pay applications
Manage owner and architect communications with professionalism and accuracy
COMMUNICATION & DOCUMENTATION
Maintain organized project files using company platforms such as Buildertrend or SharePoint
Prepare owner-ready documents including proposals, contracts, schedules, and closeout packages
Provide regular project status updates to ownership
Ensure all documentation meets company standards and contractual requirements
Qualifications
EXPERIENCE
5+ years of experience in construction estimating and/or project management
Background in light commercial, multifamily, or tenant improvement work strongly preferred
Valid driver's license and reliable transportation for site visits
Bachelor's degree in Construction Management, Engineering, or a related field preferred — equivalent experience considered
TECHNICAL KNOWLEDGE
Proficiency in estimating software (Bluebeam, PlanSwift, or similar)
Familiarity with project management platforms and Microsoft Office Suite
Working knowledge of AIA contract documents, lien waiver processes, and construction accounting
LEADERSHIP & COMMUNICATION
