    Description

    Irish Creek is seeking a highly motivated, organized, and results-driven Project Manager to join our growing team.     Position Summary

    The Project Manager will be responsible for managing commercial, industrial, institutional, excavation, and select residential general construction projects of varying size and scope. Projects may range from small service projects to projects up to approximately $5 million.

    This role requires strong leadership, organization, communication, financial management, scheduling, and client relationship skills. The Project Manager will oversee projects from preconstruction and proposal development through execution, billing, closeout, and final profitability review.

    The successful candidate must be able to manage multiple projects, coordinate with owners, subcontractors, vendors, internal field teams, and office staff, and ensure projects are completed safely, on schedule, within budget, and to Irish Creek’s standards of quality and customer service.

    Key Responsibilities

    Project Management

    • Manage general construction projects from award through closeout.
    • Oversee daily project activities, job progress, schedules, subcontractors, vendors, and internal team coordination.
    • Manage project budgets, costs, job costing, change orders, invoicing, and profitability.
    • Ensure projects are completed in accordance with contract documents, schedules, budgets, and client expectations.
    • Coordinate with field supervisors, foremen, subcontractors, suppliers, consultants, and administrative staff.
    • Monitor project progress and proactively resolve issues related to scope, schedule, cost, quality, and communication.
    • Maintain accountability for overall project performance.
    • Present proposals to clients as needed.
    • Assist with estimating, value engineering, constructability reviews, and project planning.
    • Participate in project handoff meetings from estimating to project management.

    Scheduling & Coordination

    • Create, update, and maintain project schedules as part of project management responsibilities.
    • Coordinate project sequencing with owners, subcontractors, vendors, and internal field staff.
    • Monitor owner schedule requirements and ensure project milestones are met.
    • Communicate schedule updates, delays, conflicts, and recovery plans when necessary.

    Contract Administration & Documentation

    • Compose, complete, issue, and track project documents including:
    • Change orders
    • RFIs
    • Submittals
    • Meeting minutes
    • Project schedules
    • Closeout documents
    • Owner and subcontractor correspondence
    • Manage and ensure all project documentation is completed to a comprehensive, accurate, and professional level.
    • Work with administrative staff to ensure proper document tracking, filing, and follow-up.
    • Review project documentation for accuracy and contractual compliance.

    Financial Management

    • Track project costs, projected costs, committed costs, and profitability.
    • Review subcontractor and vendor invoices for accuracy.
    • Manage change order pricing, tracking, approval, and execution.
    • Monitor project cash flow, billing schedules, and collections.
    • Prepare project profitability reports and communicate financial status to company leadership.
    • Maintain accurate cost control documentation and backup as necessary.

    Client Relationship Management

    • Develop and maintain close working relationships with owners, clients, architects, engineers, subcontractors, and vendors.
    • Communicate with clients consistently, promptly, and professionally.
    • Represent Irish Creek with a high level of professionalism and customer service.
    • Foster long-term client relationships and support repeat business opportunities.
    • Meet with clients, subcontractors, and project stakeholders as needed.
    • Address client concerns quickly and professionally while protecting the company’s interests.

    Leadership Responsibilities

    • Lead and coordinate project teams, including field staff, subcontractors, suppliers, consultants, and administrative support.
    • Foster a collaborative, accountable, and team-oriented project environment.
    • Mentor and support Office Staff, Intern, Project Engineers, or developing team members as applicable.
    • Participate in weekly operations and project review meetings.
    • Discuss project management means and methods with the Project Management Team.
    • Offer recommendations for improving operations, efficiency, documentation, scheduling, and profitability.
    • Support Irish Creek’s culture of professionalism, accountability, integrity, customer service, and continuous improvement.

    Performance Expectations

    The successful Project Manager will be expected to:

    • Deliver projects safely, on schedule, and within budget.
    • Achieve and maintain targeted project profitability.
    • Manage project cash flow, billings, change orders, and collections effectively.
    • Maintain timely, accurate, and professional project documentation.
    • Ensure RFIs, submittals, change orders, invoices, and closeout documents are completed and tracked properly.
    • Communicate proactively with clients, subcontractors, vendors, field teams, and company leadership.
    • Identify and resolve project challenges before they negatively impact cost, schedule, quality, or client satisfaction.
    • Maintain strong client relationships that support repeat business and future opportunities.
    • Report on project management and estimating progress on a weekly basis.
    • Represent Irish Creek professionally in all interactions.

    Qualifications & Requirements

    Required Qualifications

    • Minimum of 3 years of project management and/or estimating experience in commercial construction.
    • Strong knowledge of construction means, methods, materials, sequencing, and documentation.
    • Experience managing subcontractors, vendors, schedules, budgets, and project documentation.
    • Experience preparing or managing AIA-format billing.
    • Strong written and verbal communication skills.
    • High level of organization and attention to detail.
    • Strong customer service mindset.
    • Ability to manage multiple projects and priorities in a fast-paced environment.
    • Self-motivated, self-disciplined, and able to work independently.
    • Positive attitude and open mind toward improving processes and completing work more efficiently.
    • Ability to perform under pressure and meet deadlines.
    • Valid driver’s license and ability to travel to project sites as needed.

    Preferred Qualifications

    • Bachelor’s Degree in Construction Management, Business Administration, Engineering, or a related field.
    • Experience with excavation, sitework, concrete, utility, or industrial projects.
    • Experience with design-build construction.
    • OSHA 30 certification.
    • Experience mentoring or leading junior project management staff.
    • Experience participating in business development, client presentations, or negotiated work.

    Construction Technology & Software

    Candidates should be proficient with modern construction and business software, including:

    • Microsoft- Word, Excel, Outlook, Teams, SharePoint, and Project
    • Procore Construction Management Software
    • Bluebeam Revu

    Work Environment & Schedule

    • This is a full-time position in a fast-paced construction environment.
    • Work weeks may average approximately 50 hours per week.
    • Additional work time may be required from time to time depending on project demands, deadlines, meetings, or client needs.
    • Project site visits will be required.
    • Projects are primarily located in Pennsylvania, with occasional work in New Jersey and Delaware.
