Project Manager

Location: Miami, FL (Deerfield Beach)

Salary: $110,000–$130,000 annually

Position Summary

A national general contractor specializing in commercial and hospitality construction is seeking an experienced Commercial Construction Project Manager to oversee projects from turnover through final closeout.

The Project Manager will be responsible for the successful execution of multiple projects, including scheduling, budgeting, cost control, subcontractor and vendor coordination, contract administration, owner billing, change management, RFIs, submittals, permitting, project documentation, field coordination, and client communication.

The ideal candidate is highly organized, detail-oriented, financially astute, and capable of managing multiple priorities while maintaining strong working relationships with owners, subcontractors, vendors, field teams, consultants, and internal stakeholders.

Key Responsibilities

• Lead project turnover and thoroughly review construction plans, specifications, project manuals, schedules of values, allowances, exclusions, qualifications, and owner contracts.
• Develop, maintain, and monitor project schedules in coordination with field teams; track critical deadlines, project status, general conditions, open issues, and daily field reporting.
• Manage project financials, including budget codes, invoice review and coding, owner billing, percentage-of-completion reporting, check requests, subcontractor payments, and required financial reporting.
• Lead subcontractor and vendor buyout activities, develop scopes of work, maintain purchasing information, issue required notices, and manage subcontractor/vendor reconciliations.
• Manage subcontractor, vendor, and owner change orders, including reviewing and negotiating changes, maintaining the Potential Change Order (PCO) log in Procore, and preparing supporting documentation for approval.
• Coordinate building permits, RFIs, submittals, construction document distribution, bulletins, sketches, and other project documentation.
• Conduct regular jobsite inspections and maintain timely, professional communication with owners, owner representatives, superintendents, project teams, subcontractors, vendors, and consultants.
• Monitor project progress and proactively identify schedule, cost, quality, and coordination issues.
• Manage punch-list completion, subcontractor and vendor closeout, owner/landlord closeout requirements, operation and maintenance manuals, project archiving, and final project sign-off.
• Oversee multiple projects and coordinate the subcontractors and vendors assigned to each project. This position does not have direct-report supervisory responsibility.

Qualifications amp; Experience

• Bachelor’s degree with a minimum of five (5) years of relevant experience and/or training, or an equivalent combination of education and experience.
• Proven experience managing commercial construction projects from preconstruction/turnover through closeout.
• Strong knowledge of commercial construction practices, contract administration, permitting, construction documentation, consultant coordination, and building systems.
• Proficiency with Procore, Microsoft Project, and Microsoft Excel.
• Working knowledge of project scheduling, budgeting, owner contracts, subcontractor and vendor management, change orders, RFIs, submittals, project closeout, and construction reporting.
• Strong written and verbal communication skills.
• Excellent organizational, prioritization, problem-solving, and time-management abilities.
• Demonstrated ability to manage multiple projects, deadlines, and competing priorities in a fast-paced construction environment.

Physical Demands amp; Work Environment

This position requires a combination of office-based work and regular visits to active construction jobsites. The employee may occasionally be required to stand, walk, climb, balance, stoop, kneel, crouch, crawl, reach, and lift or move materials weighing up to 50 pounds.

The position requires close and color vision. Office environments typically have moderate noise levels, while active construction jobsites may be loud and require adherence to applicable safety requirements.
