Project Manager

A highly respected Manhattan general contractor specializing in ultra-high-end residential construction is seeking an experienced Project Manager to join their team. The firm specializes in complex interior gut renovations of luxury penthouses, townhomes, brownstones, and high-end apartments throughout Manhattan, working directly with high-net-worth individuals, leading architects, and premier design firms.

Job Description

Manage high-end residential interior gut renovation projects from preconstruction through closeout. Take ownership of project budgets, schedules, contracts, and overall financial performance. Coordinate architects, interior designers, engineers, consultants, subcontractors, and vendors. Review drawings and specifications and proactively identify potential issues. Manage RFIs, submittals, change orders, procurement, and project documentation. Lead project meetings and maintain clear communication with clients and project stakeholders. Work closely with the Superintendent to ensure quality, schedule, and coordination requirements are met. Monitor project progress, costs, and schedules while proactively addressing potential delays. Maintain strong relationships with high-net-worth clients throughout the construction process. Oversee punch list, closeout, and final turnover.

The Successful Applicant

A successful Project Manager should have: 5+ years of construction Project Management experience. Strong experience with high-end residential interior construction. Experience managing complex gut renovations, penthouses, townhomes, brownstones, or luxury apartments. Strong understanding of construction documents, budgets, schedules, and subcontractor management. Exceptional attention to detail and organizational skills. Excellent written and verbal communication skills. Experience working directly with high-net-worth clients, architects, and interior designers is highly preferred. Procore experience is a plus.
