Project Manager
The Project Manager will be responsible for:
- Driving the overall planning and execution of construction projects from preconstruction through final completion.
- Creating, maintaining, and updating comprehensive project schedules while collaborating with internal teams and project stakeholders.
- Managing permitting activities and ensuring all required inspections, approvals, and regulatory requirements are completed on schedule.
- Leading subcontractor and vendor procurement efforts, including bid reviews, contract negotiations, and project buyout activities.
- Coordinating with architects, engineers, consultants, and trade partners to support design development, BIM coordination, and issue resolution.
- Providing regular project updates to clients and company leadership regarding schedule, budget, safety, quality, and project risks.
- Facilitating owner, architect, and contractor (OAC) meetings and ensuring all stakeholders receive accurate and timely project documentation.
- Chairing weekly coordination meetings to align project teams, subcontractors, suppliers, and field operations.
- Managing project financials, including billing, pay applications, cost tracking, forecasting, and subcontractor payment processes.
- Evaluating and administering change management procedures, including scope modifications, pricing reviews, schedule impacts, and owner approvals.
- Monitoring construction quality throughout the project lifecycle and leading successful punch list and closeout efforts.
- Partnering with project leadership to promote and enforce a safe work environment while ensuring compliance with company and site-specific safety programs.
- Supporting project planning activities by reviewing scope requirements and verifying that project execution aligns with contractual obligations.
- Assisting in the selection and qualification of subcontractors, suppliers, and specialty consultants to support project objectives.
- Maintaining document control processes to ensure drawings, specifications, revisions, and project records remain current and accessible.
- Collaborating with field and office teams to develop project phasing strategies that align with budget, schedule, and operational requirements.
- Fostering a collaborative team environment that promotes accountability, communication, and efficient project execution.
- Building and maintaining strong relationships with owners, design teams, subcontractors, and project stakeholders throughout the construction process.
- Supporting business development initiatives through participation in client meetings, project pursuits, presentations, and interview processes.
- Identifying project challenges early and implementing proactive solutions to minimize risk and maintain project objectives.
- Performing additional responsibilities and special projects as assigned by leadership.

The successful Project Manager will have:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related discipline preferred.
- 5+ years of project management experience within commercial and/or industrial construction.
- Proven track record delivering light industrial projects, including warehouses, distribution centers, manufacturing facilities, cold storage facilities, logistics centers, and flex industrial developments.
- Experience successfully managing projects ranging from $10 million to $100+ million in construction value.
- Strong knowledge of industrial construction methods, building systems, site development, and tilt-wall construction.
- Demonstrated ability to lead projects through all phases, from preconstruction and budgeting through closeout and turnover.
- Consistent success delivering projects safely, on time, within budget, and to client expectations.
- Excellent leadership and team management skills with the ability to oversee project staff, subcontractors, and key stakeholder relationships.
- Strong coordination experience working with owners, architects, engineers, consultants, and municipal agencies.
- Expertise in project financial management, including budgeting, forecasting, cost control, and job-cost reporting.
- Experience negotiating and managing subcontracts, purchase orders, change orders, and vendor agreements.
- Ability to interpret and review contracts, construction drawings, specifications, and project documentation.
- Familiarity with a variety of delivery methods, including Design-Build, GMP, Negotiated, and Cost-Plus projects.
- Proficiency in scheduling software such as Primavera P6, Microsoft Project, or equivalent platforms.
- Experience developing, maintaining, and executing CPM schedules and recovery plans.
- Working knowledge of Procore, Bluebeam, Microsoft Office Suite, and other construction management technologies.
- Skilled in managing RFIs, submittals, procurement activities, and project documentation throughout the project lifecycle.
- Strong understanding of site utilities, grading, concrete, structural steel, and industrial building construction practices.
- Ability to proactively identify project risks, develop mitigation strategies, and resolve challenges effectively.
- Proven success managing multiple projects, deadlines, and priorities in a fast-paced environment.
- Strong communication and presentation skills with the ability to lead meetings and provide clear project updates.
- Experience performing value engineering analyses and constructability reviews.
- Knowledge of permitting requirements, building codes, and inspection processes.
- Strong subcontractor procurement, negotiation, and performance management experience.
- Analytical mindset with the ability to evaluate project performance and implement process improvements.
- Effective negotiation, conflict resolution, organizational, and problem-solving abilities.

The Project Manager will be offered:
