Title: Project Manager IV

We are looking for an experienced Project Manager IV to oversee design and construction activities for a large-scale, multi-site data center program. The ideal candidate will serve as the primary on-site liaison between the Design Project Lead and key stakeholders, ensuring seamless coordination across construction teams, design consultants, landlords, and local authorities.

This role requires strong experience in data center design and delivery, construction administration, municipal permitting, and stakeholder management. The successful candidate will proactively resolve field issues, monitor project schedules, manage design deliverables, and ensure compliance with project requirements and quality standards.

Key Responsibilities Include:

  • Serve as the primary on-site representative, coordinating daily activities between design teams, construction teams, consultants, landlords, and other stakeholders.

  • Oversee design and construction activities across multiple interconnected data center projects, including new construction and leased facilities.

  • Manage Requests for Information (RFIs), submittals, design reviews, and approvals to ensure timely project execution.

  • Coordinate with local jurisdictions and municipal authorities to facilitate permitting, entitlements, and regulatory approvals.

  • Monitor master design schedules, construction milestones, critical paths, and vendor dependencies to identify and mitigate potential delays.

  • Track and evaluate design changes, scope modifications, and change orders, providing recommendations based on cost, schedule, and quality impacts.

  • Ensure compliance with contractual requirements, approved construction documents, technical specifications, and project standards.

  • Collaborate with engineering teams, contractors, and quality assurance personnel to maintain design integrity and construction quality.

  • Maintain accurate project documentation, including progress reports, risk logs, decisions, approvals, and field updates.

  • Prepare and deliver weekly project status reports, highlighting progress, risks, schedule variances, and recommended mitigation strategies.

  • Coordinate issue resolution across multiple stakeholders and escalate critical matters affecting budget, schedule, or design scope.

  • Support construction close-out activities, regulatory compliance, and final project documentation.

  • Promote adherence to environmental, health, safety, and sustainability requirements throughout project execution.

Required Qualifications:

  • 8+ years of experience in design management, project management, or construction project delivery.

  • 3–5 years of direct experience in data center design or delivery.

  • Proven experience serving as an on-site project liaison or owner's representative, coordinating construction and delivery teams, landlords, design consultants, and internal stakeholders.

  • Hands-on experience managing RFIs, submittals, construction documentation, and design coordination processes.

  • Experience navigating local jurisdictions, municipal permitting, entitlement processes, and regulatory approvals.

  • Strong understanding of design and construction project lifecycles, including schedule management, change control, and issue resolution.

  • Demonstrated ability to manage multiple stakeholders and resolve complex field-related challenges.

  • Excellent communication, organizational, documentation, and stakeholder management skills.

  • Ability to work independently while maintaining alignment with project leadership and established project objectives.

  • Ability to work onsite five days per week in New Albany, OH.

Preferred Qualifications:

  • Previous experience working with hyperscale data center owners/operators or colocation data center providers.

  • Experience managing large-scale, mission-critical infrastructure projects.

  • Familiarity with local permitting and municipal approval processes in Columbus or Central Ohio.

  • Experience coordinating complex, multi-site data center programs involving multiple landlords, jurisdictions, and construction teams.

  • Bachelor's degree in Architecture preferred; a degree in Electrical or Mechanical Engineering is also considered. Equivalent relevant hands-on experience will be considered.

Nice-to-Have Skills:

  • Experience with both new-build data centers and leased or retrofit facilities.

  • Familiarity with equipment commissioning and project close-out procedures.

  • Experience coordinating with Engineers of Record (EOR), third-party engineering consultants, and general contractors.

  • Knowledge of construction administration, QA/QC processes, and design compliance requirements.

  • Experience tracking design partner KPIs, review turnaround times, and project delivery milestones.

  • Familiarity with environmental, health, safety, and sustainability standards in construction environments.
