Project Manager I

Location: Washington, DCJob Type: Direct HireSalary: Starting at $95,000/year (Higher compensation may be available based on experience)

We are seeking an experienced Project Manager I to oversee commercial and institutional construction projects from pre-construction through closeout. This role is responsible for managing all phases of the project lifecycle, including estimating, subcontractor coordination, scheduling, budgeting, compliance, and project delivery. Projects are typically valued at $2 million or less.

Qualifications

  • Bachelor's degree in Engineering or Construction Management with 4–7 years of experience with a commercial or industrial general contractor, or 10+ years of directly related experience in lieu of a degree
  • Experience estimating and managing subcontracted and self-performed construction work
  • Knowledge of commercial and institutional construction methods, renovation, and site work
  • Proficiency with spreadsheets, email, and construction management software
  • Experience using Primavera P6 or Microsoft Project
  • Ability to lift up to 50 lbs.
  • Able to walk job sites, climb ladders and stairs, and perform regular site inspections
  • Valid driver's license with a clean driving record
  • 1–3 years of government contracting experience preferred
  • Current OSHA 30, First Aid, and CPR certifications preferred
  • USACE/NAVFAC CQC Certification preferred
  • Professional certifications such as Associate Constructor (AC), Certified Professional Constructor (CPC), or Professional Engineer (PE) are a plus

Responsibilities

  • Manage construction projects from estimating through project closeout
  • Prepare estimates, negotiate contracts, and oversee project buyout
  • Coordinate with owners, architects, subcontractors, and project stakeholders
  • Obtain required permits and ensure regulatory compliance
  • Conduct regular site visits to monitor safety, quality, cleanliness, and progress
  • Develop and maintain project schedules using Primavera P6 or Microsoft Project
  • Monitor project performance, budgets, schedules, and change orders
  • Lead project meetings and communicate updates with project teams
  • Negotiate contracts, subcontracts, and purchase orders
  • Manage project costs, monthly billing, vendor payments, and financial reporting
  • Ensure compliance with contract requirements, safety standards, and applicable regulations
  • Oversee project documentation, project controls, and closeout activities
  • Collaborate with internal departments including Accounting and Human Resources
  • Participate in professional development and industry networking opportunities
