    Description

    We are seeking an experienced Project Manager to oversee ground-up multifamily construction projects, with a strong preference for candidates who have worked on affordable, subsidized, or mixed-income housing developments. This role will manage projects from preconstruction through closeout, ensuring schedule, budget, quality, and compliance requirements are met.

    The ideal candidate has a proven track record delivering wood-frame and/or podium-style multifamily projects, coordinating with public agencies, design teams, and trade partners, and navigating the unique requirements associated with subsidized housing programs.


    Key Responsibilities

    • Manage all phases of ground-up multifamily construction, from preconstruction through turnover

    • Oversee project schedules, budgets, cost controls, and forecasting

    • Coordinate with architects, engineers, consultants, and municipal agencies

    • Manage subcontractor buyout, scopes, change orders, and contract compliance

    • Ensure adherence to safety standards, quality control, and company procedures

    • Lead project meetings and provide regular status reporting to ownership and stakeholders

    • Monitor compliance with affordable housing funding requirements, where applicable (e.g., Davis-Bacon, HUD, LIHTC, prevailing wage)

    • Resolve constructability issues and proactively mitigate project risks

    • Oversee project closeout, commissioning, and warranty administration


    Qualifications

    • 5+ years of experience as a Project Manager on ground-up multifamily construction projects

    • Experience delivering projects in the $20M+ range preferred

    • Prior exposure to affordable, subsidized, or public housing projects strongly preferred

    • Working knowledge of LIHTC, HUD, prevailing wage, and/or Davis-Bacon requirements is a plus

    • Strong understanding of construction means and methods (wood frame, podium, concrete preferred)

    • Proficiency with construction management software (Procore, Primavera, MS Project, or similar)

    • Excellent leadership, communication, and organizational skills
