Our client is seeking an experienced Project Manager to oversee residential projects throughout the Greater Seattle Area—from whole-home remodels and additions to ADUs, DADUs, and other custom projects.

Project Manager Responsibilities:
- Manage projects from preconstruction and planning through execution and closeout, ensuring alignment with contract requirements, project goals, and quality standards.
- Develop and maintain project schedules, budgets, cost forecasts, and procurement plans; proactively address risks that could affect cost, quality, or delivery.
- Coordinate with owners, architects, engineers, consultants, field leadership, subcontractors, and suppliers throughout the project lifecycle.
- Serve as a primary point of contact for clients, providing clear updates, managing expectations, and responding promptly to questions or concerns.
- Manage project documentation, including contracts, submittals, RFIs, change orders, purchase orders, meeting minutes, and closeout materials.
- Lead subcontractor buyout and coordination, monitor performance, and resolve scope, schedule, quality, and construction issues.
- Partner closely with Superintendents and field teams to support efficient operations, maintain project momentum, and ensure work meets plans and specifications.
- Track financial performance, review billings and commitments, and maintain accurate project cost information and forecasts.
- Promote a strong safety culture and support compliance with company policies, jobsite requirements, and applicable regulations.
Project Manager Qualifications:
- At least 2 years of construction project management experience; experience in general construction is required, and residential construction experience is a plus.
- Demonstrated ability to manage project budgets, schedules, subcontractors, documentation, and client communication.
- Ability to read and interpret construction drawings, specifications, scopes of work, contracts, and other project documents.
- Working knowledge of RFIs, submittals, change orders, purchase orders, pay applications, and project closeout processes.
- Strong customer-service mindset with clear, professional written and verbal communication skills.
- Ability to visit jobsites, assess progress and quality, identify risks, and collaborate with field teams on solutions.
- Strong leadership, organization, problem-solving, and interpersonal skills.
- Ability to prioritize competing demands and remain effective in a fast-paced environment.
- Proficiency with Microsoft Outlook, Excel, and Word; construction management software experience is preferred.

Compensation: $95,000-$120,000+ (DOE)
