| The core responsibilities are divided into four critical pillars: 1. Financial Compliance & "Audit Defense" (The Profit Driver) Because the client reviews every penny spent, the PM serves as the financial gatekeeper to ensure all costs remain billable and reimbursable. • Bulletproof Backup Compilation: Manage and organize all daily logs, certified payroll records, material invoices, and tool/equipment rental receipts to ensure 100% compliance with the contract’s reimbursable definitions. • T&M and Extra Work Tracking: Immediately document and formalize field directives, out-of-scope work, and design changes on Time & Material (T&M) tracking sheets, securing signed authorizations before labor is expended. • Subcontractor Cost Auditing: Review and validate invoices from lower-tier subcontractors (e.g., testing agencies, low-voltage installers, or trenching crews) to guarantee their billing matches contract terms before passing them up to the owner. • Cash Flow & Accelerated Billing: Package complex Monthly Progress Billings quickly and accurately to reduce client review cycles, lowering the project's Days Sales Outstanding (DSO). 2. Schedule Control & Long-Lead Procurement Data center projects feature exceptionally compressed timelines where a single day of delay can cost the client millions in lost hosting revenue. • Critical Path Logistics: Actively track major electrical equipment packages—such as medium-voltage switchgear, Uninterruptible Power Supply (UPS) modules, backup generators, and Power Distribution Units (PDUs)—to ensure factory testing and delivery align exactly with construction sequencing. • Look-Ahead Scheduling: Coordinate 3-week and 6-week look-ahead schedules with the Field Superintendent, mapping out high-density conduit runs, cable pulls, and busway installations to prevent crew overlapping and labor inefficiencies. • Commissioning Coordination: Oversee the transition from installation to Level 4 (Component Functional Testing) and Level 5 (Integrated Systems Testing), ensuring all QA/QC checklists and factory test reports are pre-filed and approved. 3. Engineering & Information Management Managing the massive volume of data, revisions, and technical requirements inherent in complex data center designs. • RFI and Submittal Leadership: Accelerate the submittal process for complex electrical components and drive rapid resolution of Requests for Information (RFIs) regarding conflicting drawing details to prevent field delays. • BIM / VDC Alignment: Collaborate with the Virtual Design & Construction team to ensure field installations match the coordinated 3D BIM model, preventing costly re-work on dense overhead cable trays and conduit banks. • As-Built Documentation: Maintain real-time, red-lined as-built drawings as field conditions change, providing a flawless handover package required for data center operations. 4. Client Relations & Transparent Reporting Operating in a Cost-Plus environment requires building absolute trust with the General Contractor and the Owner’s representative. • Transparent Progress Reporting: Provide clear, data-driven updates on earned value, labor productivity, and material tracking during weekly progress meetings. • Joint Cost Reviews: Conduct collaborative cost forecasting meetings with client auditors to review budget burn rates, ensuring there are zero surprises at the end of the month. |
