I. Job Summary

This position assists the Director of Construction in managing real estate construction projects that support operational efficiency, safety, consistency, and best practices across the organization. The Construction Project Manager supports multiple concurrent projects and helps drive successful execution related to cost, schedule, quality, and safety while reinforcing the company's People First culture.

II. Essential Duties and Responsibilities include the following:

  • Assist in evaluating and recommending improvements for existing hauling and transfer station facilities and help share best practices across the company.
  • Support the Director of Construction in coordinating internal and external project resources for new hauling and transfer facilities and facility improvement projects while promoting consistency with brand standards, sustainability objectives, contracts, and construction plans.
  • Coordinate with external partners, including architects, engineers, contractors, attorneys, consultants, and governmental representatives, to support projects from concept through completion.
  • Assist with negotiating agreement terms, coordinating contract drafting, and obtaining required permits and licenses.
  • Review architectural plans, drawings, vendor proposals, and other design and construction documents, and provide recommendations to the Director.
  • Support the project RFP process, including review of bid packages, management of RFIs, review of material quotes, and assistance with leveling and negotiating general contractor bids.
  • Support the planning, budgeting, and execution of construction projects to help ensure delivery on time and within budget.
  • Assist in managing project financials, including bidding, estimating, change orders, pay applications, and invoices, and help identify and communicate solutions to variances.
  • Assist with preparing recommendations for contract awards and support capital project requests for investment funding consideration.
  • Support compliance with applicable regulatory requirements and company standards.
  • Visit job sites, as needed, to monitor construction progress, quality, and adherence to plans and specifications, and help address issues requiring corrective action.
  • Troubleshoot design and construction issues and provide recommendations to the project team and Director.
  • Support land acquisition due diligence, including evaluation of site conditions and development constraints, review of surveys and plats, analysis of geotechnical studies, and preparation of preliminary budgets and schedules.
  • Promote continuous improvement in design and construction processes by identifying opportunities to improve efficiency, consistency, and project outcomes.
  • Minimum of 4 years of experience in construction management with a demonstrated ability to support and manage construction projects.
  • Strong knowledge of construction management principles, policies, and practices, with a track record of supporting successful project delivery on time and within budget.
  • Experience engaging third-party consultants for environmental, building systems, structural inspections, and survey-related services.
  • Experience working in a corporate environment and supporting preparation and presentation of projects for investment consideration.
  • Strong working knowledge of contracts, contract negotiation, scheduling, and general accounting principles.
  • Demonstrated ability to manage project budgets, consultant relationships, and project schedules.
  • Strong attention to detail, analytical and problem-solving skills, and the ability to anticipate needs, identify solutions, and adapt to changing priorities.

III. Supervisory Responsibilities

May provide day-to-day direction to project team members, vendors, consultants, and other support resources, as assigned.

Education: Bachelor's Degree preferred in Engineering, Construction, or Project Management, or similar area of study.

Construction management certifications preferred, such as Certified Construction Manager (CCM) or Certified Professional Contractor (CPC).

C. Other Knowledge, Skills or Abilities Required

Proficiency with Microsoft Office Suite.

Working knowledge of project management software and tools.

The expected base pay range for this position across the U.S. is $87,000 - $125,000. This range represents a good faith estimate for this position. The specific salary offered to a successful candidate may be influenced by a variety of factors including the candidate's relevant experience, education, training, certifications, qualifications, and work location.
