    POSITION OVERVIEW:

     
    LOCATION:
    Pittsburgh, PA or Arlington, VA with travel to client and project sites.

    KEY RESPONSIBILITIES:


    • Serve as the primary construction point of contact for contractors, owners, and other agents employed by the owner (designer, inspector, construction manager, etc.).
    • Manage and direct efficient communication among contractors, the firm, and the client, including submittal reviews, document interpretations (RFIs/questions), and construction observations to verify that contract requirements are being maintained.
    • Execute project plans through the various phases of commercial building projects — design, bidding, permitting, and construction — with a primary focus on construction administration.
    • Review, know, and understand the contents of Owner-Contractor agreements, along with the design documents, specifications, and applicable industry (OAA) documents and master specifications.
    • Rigorously enforce the design intent reflected in the Architect’s Contract Documents (drawings and specifications), while maintaining working knowledge of the engineering design intent from consulting disciplines.
    • Effectively represents the interests of the owner, the firm, and supporting consultants throughout the construction phase.
    • Run or participate in Owner/Architect/Contractor (OAC) progress meetings.
    • Manage the construction budget and maintain monthly forecasts; report on the owner’s project budget, including hard and soft costs.
    • Create, update, and manage project schedules across all project phases; review and report on schedule risks or conflicts.
    • Assist in the procurement of project teams, including consultants and contractors, and support contract negotiations with project consultants.
    • Coordinate among the owner’s consultants, vendors, and contractors.
    • Provide an appropriate level of on-site supervision to ensure project performance criteria are being met.
    • Develop relationships with consultants, contractors, and vendors, and evaluate their performance; operate independently on project-relevant activities.
    • Ensure accounts receivable are maintained within the planned working capital targets set by corporate finance, the project team, and/or the Regional Operations Manager.


    QUALIFICATIONS



    What’s Required:
    • High school diploma or equivalent required; Bachelor’s degree in Architecture, Engineering, Construction Management, or Business from an accredited institution highly preferred.
    • 5+ years of progressive experience on commercial design and/or construction projects as a design/construction project manager, program manager, or owner’s representative.
    • Strong technical knowledge of construction materials, building trades, means and methods, and the relationships among subcontractors, suppliers, and manufacturers.
    • Advanced knowledge of construction contract administration policies, procedures, and concepts.
    • Advanced knowledge of project design and construction documentation and construction materials.
    • Effective verbal and written communication skills, with strong problem-solving abilities and attention to detail.
    • Ability to create and manage building design and construction project schedules and budgets.
    What Puts You Ahead:
    • 10+ years of progressive commercial design/construction project management experience.
    • Proficiency in Procore or similar construction project management software.
    • Skilled with scheduling software such as Primavera P6, Microsoft Project, or similar, plus Excel-based cost management tools.
    • Comfort using cloud-based and mobile technology for real-time project collaboration.
    • A track record of taming project complexity by proactively aligning owner, contractor, and design team expectations.
    • Prior experience serving as the site lead across the full project lifecycle — design, bidding, permitting, and construction closeout.
    • Active engagement in professional development or industry organizations related to construction management.
