Project Manager - Commercial Exterior
Our client is a reputable general contractor specializing in building envelope systems, serving the NJ and NYC markets. They focus on high-quality exterior solutions including architectural wall panels, roofing systems, masonry, waterproofing, and green roofing, with a strong portfolio across commercial, institutional, and industrial sectors.
Job Description
- Manage multiple construction projects from preconstruction through closeout, ensuring adherence to budgets and schedules
- Coordinate with subcontractors, vendors, and internal field teams to execute envelope scopes (facade, roofing, waterproofing, masonry)
- Review drawings, specifications, and submittals; identify and resolve design or constructability issues
- Lead project meetings, maintain client relationships, and provide regular progress updates
- Oversee procurement of materials and subcontractors, ensuring alignment with project timelines
- Monitor job costs, manage change orders, and track financial performance against project budgets
- Ensure compliance with safety standards, quality control procedures, and regulatory requirements

The Successful Applicant
- 5+ years of experience working with a general contractor, preferably on building envelope or exterior systems projects
- Strong knowledge of architectural wall panels, roofing, waterproofing, and masonry systems
- Proven ability to manage projects end-to-end, including budgeting, scheduling, and subcontractor coordination
- Experience working on commercial, institutional, or industrial construction projects
- Proficiency in construction management software (e.g., Procore, Bluebeam, MS Project/Excel)
- Excellent communication, organization, and problem-solving skills
- Ability to manage multiple projects in a fast-paced environment
