Project Manager (Bothell, WA)

RESPONSIBILITIES

Summary

• Runs and provides overall management for projects related to the Specialty as assigned by the Specialty Manager. 
• Project Managers are by default the Specialty Manager of the District. Subject to the approval of the Vice President Specialty Managers may delegate the project management of low-profile jobs to authorized junior Project Managers, as defined in the Roles and Allocations table.
  
  

Essential Functions: 

• Oversee all aspects of a project in accordance with the Company policy.
• Assist District Manager in risk assessment, 
• Supervise the selection, the contracting, the induction, the oversight and the monitoring of all aspects of the performance of subcontractors and subconsultants hired for the purpose of the project,
• Negotiate the final terms and conditions of the Scope Of Work (inclusions, exclusions, schedule, penalties, requirements) under the supervision of the District Manager and with the support of the District Sales Manager,
• Primary contact for Owner, Architect, Client, Designer, Engineer and subcontractors
• Responsible for kick-off meetings, designs, submittals, material ordering, pre-job planning and scheduling,
• Create and maintain job budget following the Company policy and the reporting schedule: actuals, forecasts, allowances for risks and opportunities, securing and assessment of pending change orders, synchronization with account software, etc.
• Monitor AP/AR and ensure collection and payments of amounts due in a timely manner for the job,
• Coordinate, review and submit project change orders, extra work orders, and back charge documentation,
• Analyze, develop and submit claims,
• Ensures that all Federal, State, Local, Company and projects safety regulations are met and enforced, 
• Ensure contractual and technical compliance for the project at all time, 
• In coordination with the Specialty Manager, plan, organize, direct and control all day-to-day operations and personnel for the project to perform the work properly and in a timely manner, per established policies, practices and procedures, while maximizing the profitability of the job without 
  jeopardizing safety nor quality, 
• Provide relevant information about the job’s progress at  Specialty Manager’s request, 

• Other duties as assigned 

QUALIFICATIONS AND EXPERIENCE REQUIRED

Education & Experience

• Bachelor of Science in Engineering (Civil/Geotech Preferred) 
• 5+ years of experience to the Specialty
• First Aid / CPR
• OSHA 10 hour 
• Engineering review and stamping as needed
• Driver’s license with a clean driving record.
• MS Word, Excel and Outlook relative to reporting site construction and activities.
• Advanced knowledge in job costing programs and systems 
• Ability to identify, assess, present and defend claims and change orders for the jobs for the district 
• Proficient with operational scheduling 
• Understanding of project risks and ability to make risk assessments 
• Master skill level with client interaction, risk analysis, written and oral presentation, design management, and sales 
• Maximize profitability with efficient and effective turn-around in response to potential problems, while helping solve
• Ability to meet with clients; create and deliver presentations; and negotiate contracts 
• Ability to manage in-house and subcontracted engineering services 
• Proven experience with managing client meetings; screening and evaluating of project opportunities; and creation of presentations concerning project work 
• Ability to identify, assess, present and defend claims and change orders for the jobs for the district

 Physical Requirements:

• Reaching high and low, stooping, and bending continually 
• Lift, carry, pull and push at least 40 pounds up to 100 pounds continually
• Travel per the company travel policy, often overnight and away from home
• Able to work in all types of weather
