The Construction Project Executive is responsible for the strategic leadership, oversight, and successful delivery of mid and high-rise projects. This role ensures all phases of planning, design, procurement, construction, and turnover are executed to the highest standards of quality, safety, schedule, and budget. The Project Executive serves as the primary liaison between ownership, design teams, contractors, consultants, and regulatory authorities.
KEY RESPONSIBILITIES
Project Leadership & Strategy
Provide executive-level oversight of the entire project lifecycle from pre-construction through closeout.
Develop and implement high-level project strategies, schedules, and financial controls.
Serve as the senior point of accountability for project performance, quality, safety, and stakeholder satisfaction.
Lead executive decision-making related to design coordination, contract negotiations, procurement strategies, and risk mitigation.
Pre-Construction & Planning
Oversee creation and validation of project budgets, cost models, and market analyses.
Direct constructability reviews, value-engineering efforts, and early design-phase coordination.
Approve pre-construction schedules, phasing plans, and logistics for high-rise construction.
Guide selection of architects, engineers, consultants, and key subcontractors.
Design & Engineering Coordination
Facilitate alignment between architectural, structural, MEP, and civil engineering teams.
Ensure designs accommodate high-rise systems including elevators, fire-life safety, structural cores, and mechanical/electrical distribution.
Construction Oversight
Provide senior leadership to project managers, superintendents, and field teams.
Monitor site operations, safety compliance, manpower needs, and construction sequencing.
Ensure procurement and long-lead items (elevators, curtain wall, MEP equipment) meet schedule demands.
Oversee quality assurance programs, inspections, and adherence to high-rise construction standards.
Financial Management
Maintain executive control of project budgets, forecasts, and cost reporting.
Approve major change orders, claims, and financial adjustments.
Ensure compliance with financial policies, contract terms, and reporting requirements.
Drive cost-saving opportunities without compromising quality or safety.
Stakeholder & Client Relations
Act as the primary liaison to ownership, investors, and project partners.
Lead executive presentations, progress reports, and milestone reviews.
Manage relationships with city officials, permitting agencies, and community stakeholders.
Risk Management & Compliance
Identify project risks across technical, financial, and schedule domains.
Implement strategies to mitigate high-rise-specific risks such as vertical logistics, crane operations, and structural sequencing.
Ensure compliance with building codes, environmental regulations, and safety standards.
Closeout & Turnover
Oversee commissioning, certifications, and final inspections for all building systems.
Lead turnover to property management, including as-built documentation and warranty programs.
Conduct project debriefs and ensure lessons-learned documentation.
QUALIFICATIONS
10+ years of experience in large-scale vertical construction, including high-rise residential or mixed-use buildings.
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (Master’s preferred).
Proven leadership in delivering condominium or high-rise projects exceeding $100M.
Thorough understanding of high-rise structural systems, MEP systems, façade design, and vertical transportation.
Strong understanding of site development, structural systems, and commercial construction means and methods.
Ability to adapt to changing project requirements and to prioritize tasks in a dynamic construction environment.
Excellent written and verbal communication skills and strong organizational capabilities.
Experience with construction management software (e.g., Bluebeam, Procore, Sage) preferred.
