Project Coordinator for Make Ready

If you like fixing things yourself, keeping a busy schedule organized, and seeing a unit go from move-out to move-in ready, this role is for you. You'll also schedule and manage contractors and vendors for larger work, and track every project from start to finish.

About the roleNorth Terrace is looking for a hands-on Project Coordinator to keep our Make Ready and property projects running on time, on budget and to a high standard. You'll be in the field most days, at our properties handling small maintenance projects yourself. You'll also schedule and manage contractors and vendors for larger work, and track every project from start to finish.If you like fixing things yourself, keeping a busy schedule organized, and seeing a unit go from move-out to move-in ready, this role is for you.What you'll doComplete small maintenance and turn projects yourself, such as painting, drywall repair, fixture replacement and minor repairsSchedule and coordinate contractors and vendors for work outside your time or skillsetBuild a scope of work and a budget for each project, then keep the project on trackKeep unit turns moving toward a 15-day move-out-to-ready targetWalk completed work, or check photos when a walk isn't possible, before approving contractor and vendor paymentKeep project status, due dates and work orders current in our property management softwareCommunicate with Leasing and leadership on progress, schedule changes and issuesMaintain the contractor and vendor lists, including pricing, insurance on file and warrantiesSpot value-add projects at our properties and help prepare bids for ownershipWhat we're looking forWorking knowledge of general maintenance (painting, drywall, basic plumbing and electrical fixtures, appliances, flooring)Experience coordinating projects, schedules and contractors, ideally in property management, maintenance, construction or renovationOrganized and dependable, with strong follow-through and communicationComfortable using a computer for scheduling, budgets and system updates.
