What You'll Do
- Manage the day-to-day operations of a 100-unit Project-Based Section 8 community while serving as the primary office team member.
- Complete annual and interim recertifications, process move-ins and move-outs, maintain resident files, and ensure full HUD compliance.
- Utilize EIV to verify resident eligibility, monitor discrepancies, and maintain accurate records.
- Prepare for and successfully manage REAC and NSPIRE inspections while ensuring the community remains inspection ready.
- Partner with the Maintenance Supervisor and Part-Time Maintenance Technician to prioritize work orders, unit turns, capital improvements, and overall property appearance.
- Oversee occupancy, resident relations, rent collections, reporting, and vendor coordination while maintaining a well-run community.
- Deliver outstanding customer service by building positive relationships with residents, resolving concerns professionally, and fostering a welcoming community.
What We're Looking For
- Previous Property Manager experience in Project-Based Section 8 or affordable housing is required.
- Strong working knowledge of HUD regulations, EIV, annual and interim recertifications, REAC inspections, and NSPIRE inspection standards.
- Ability to work independently, prioritize multiple responsibilities, and confidently manage the property with minimal supervision.
- Excellent organizational, communication, and customer service skills.
- Experience with property management software and Microsoft Office.
- COS, TCS, HCCP, or other affordable housing certifications are highly preferred.
