Professional Land Surveyor

Position Overview
The Professional Land Surveyor is responsible for managing survey projects of varying size and complexity, preparing and reviewing survey documents, coordinating schedules, and serving as the primary liaison with clients, contractors, public agencies, and field and office personnel. This position performs the firm's most challenging survey assignments while balancing multiple priorities in a fast-paced environment. In addition to providing professional surveying services, the position partners with the Director of Land Surveying to support departmental standards, staff development, project planning, operational improvements, and the Survey Department's overall success.

Duties and Responsibilities
Project Management and Client Leadership
- Manage assigned survey projects from proposal through completion, including scope development, scheduling, staffing, budgeting, client communication, and risk assessment.
- Develop and maintain client relationships by serving as the primary point of contact, understanding client needs, addressing concerns, and communicating effectively throughout project delivery.
- Monitor project budgets, labor utilization, profitability, schedule performance, and billing; review time entries, expenses, and contract terms prior to invoicing and recommend adjustments as needed to meet established objectives.
- Assist with invoice collection efforts and follow up on outstanding accounts receivable as needed.
- Prepare fee estimates, proposals, contract amendments, and change orders, and support contract negotiations.
- Support business development efforts by identifying new opportunities, participating in marketing and proposal activities, and contributing to the Survey Department's growth and profitability.
- Represent LDC during meetings with clients, contractors, title companies, municipalities, and regulatory agencies.
- Travel as needed to project sites for field reviews, client coordination, and agency meetings.
Technical Leadership
- Direct survey data processing, drafting, and document preparation.
- Research legal and survey records related to property boundaries, including deeds, easements, vacations, dedications, rights-of-way, riparian rights, and other applicable records.
- Perform and oversee topographic mapping, construction staking preparation, boundary analysis, and other advanced survey calculations.
- Prepare and review records of survey, ALTA/NSPS Land Title Surveys, short plats, long plats, final plats, final condominium plats, boundary line agreements, boundary line adjustments, easement exhibits, and other survey documents required for completion.
- Prepare and review legal descriptions for easements, boundaries, rights-of-way, and other survey purposes.
- Resolve boundary issues using accepted surveying principles and applicable case law, state law, and federal law.
- Guide field and office personnel regarding survey methodology and boundary determinations.
Quality Assurance
- Serve as Surveyor of Record for assigned projects by reviewing, signing, and sealing survey documents in accordance with Washington State licensing requirements.
- Provide professional oversight and quality assurance for survey deliverables to ensure compliance with company standards, regulatory requirements, and accepted surveying practices.
Department Leadership and Mentorship
- Partner with the Director of Land Surveying to support resource planning, workload management, department standards, and operational priorities.
- Mentor survey staff through work review, guidance, knowledge sharing, and professional development.
- Support recruiting, interviewing, onboarding, and training of survey personnel.
- Recommend improvements to department workflows, drafting standards, templates, and quality procedures, and promote consistent application throughout the department.
Additional Responsibilities
- Performs other duties and responsibilities as assigned.
Skills and Specifications
- Maintains current knowledge of applicable Washington State surveying laws, regulations, and standards.
- Interprets the Revised Code of Washington (RCW) and Washington Administrative Code (WAC) applicable to land surveying.
- Applies advanced knowledge of the Public Land Survey System (PLSS).
- Interprets applicable municipal and state standards and codes.
- Performs and reviews advanced survey calculations, including construction staking calculations for slope staking, bridge and highway construction, large utility projects, heavy construction, and public works.
- Uses and evaluates survey data collected through conventional and GNSS/GPS surveying methods and operates associated survey instruments, including Leica Robotic Total Stations, in accordance with applicable operational and calibration requirements.
- Processes and analyzes survey information using Leica Infinity or comparable data processing software.
- Experience with laser scanning and UAS-collected point cloud data processing using Leica Cyclone 3DR, LP360, Pix4D, or comparable software preferred.
- Demonstrates advanced proficiency in Civil 3D; familiarity with InRoads/MicroStation is preferred.
- Uses Microsoft Office Suite effectively.

Education, Experience, and Qualifications
- Washington State Professional Land Surveyor license required.
- Multi-state licensure preferred.
- Associate degree or technical certification in engineering, surveying, or a related field, or an equivalent combination of education and experience.
- Eight (8) or more years of progressively responsible field and office surveying experience in land development and construction projects.
- Broad field and office land surveying experience, including boundary, topographic, construction staking, control networks, GNSS/GPS (RTK and static), route/corridor, and residential/subdivision surveying.
- Land development project experience in the Puget Sound region preferred.
- Experience working with local municipalities, including jurisdictions within King, Snohomish, Pierce, and Thurston counties, preferred.
- Valid Washington State driver's license and an acceptable driving record.
Physical Considerations
- Ability to operate standard office equipment, including a personal computer, printer, copier, and telephone.
- Ability to perform repetitive, fine hand and arm movements associated with computer use and drafting activities.
- Ability to occasionally lift and carry survey equipment, plans, and related materials weighing up to 25 pounds.
- Ability to occasionally travel to project sites, client meetings, and jurisdictional offices.
- Ability to traverse active construction sites while wearing appropriate personal protective equipment (PPE) when required.
