    Description

Amazon"s Stores business is the heart of how we serve hundreds of millions of customers worldwide - spanning our fulfillment network, transportation and logistics, physical stores, and the capital infrastructure that powers them. Supporting the continued expansion of this business requires individuals with deep accounting experience AND the entrepreneurial aptitude to accelerate decision making and management of the business and its accounting. Also needed is the intellectual capacity to produce innovative ideas/analysis and the willingness to take end-to-end ownership in implementing those decisions.

As the Stores Infrastructure Technical Accounting subject matter expert, you will own the end-to-end accounting for new financing initiatives that support Amazon"s worldwide operations and infrastructure expansion. This includes real estate and equipment leasing, fleet and material-handling-equipment (MHE) financing and/or leasing arrangements, build-to-suit and sale-leaseback structures, and other emerging capital programs across the Stores network. You will be surrounded by people that are exceptionally talented, bright, and driven, and believe that world class support is critical to customer and business success. To support this quickly growing business, you must be highly analytical and possess a strong passion for analytics and accountability, setting high standards, and making decisions that are right a lot.

As the Principal Accounting Manager, you will serve as the single-threaded owner of accounting policy, controls, and reporting for the Stores leasing and financing activities - upholding an exceptionally high controllership bar across every transaction, control, and disclosure. Your ability to make a difference and take ownership begins on Day One. You will partner cross-functionally with Finance, Business, Treasury, Tax, Legal, FP&A, and Tech teams to stand up new accounting frameworks, design and strengthen the control environment, drive system implementations, and ensure compliance with relevant accounting standards.

    Key job responsibilities

This position will be responsible for:

    • Own the end-to-end accounting lifecycle for Stores CapEx, infrastructure, and leasing financing transactions.
    • Assess the accounting for new business events, transactions, and structures across the relevant technical literature including ASC 842 (Leases), ASC 815 (Derivatives and Hedging), and ASC 360 (Assets Held for Sale) and determine the appropriate treatment.
    • Lead the implementation of accounting structures for new and evolving lease structures across the Stores network (real estate, fleet, and equipment).
    • Drive the design and execution of accounting processes in Amazon systems to support lease and financing origination, modification, and termination workflows.
    • Develop and maintain lease and financing accounting models, including present value calculations, classification assessments, and ongoing measurement under ASC 842.
    • Partner with Treasury, Tax, Legal, FP&A, Finance, Business, and Tech teams to evaluate new financing structures and provide accounting guidance on proposed transactions.
    • Set and enforce a high controllership bar: design, implement, and maintain SOX-compliant internal controls over leasing and financing processes, including journal entries, reconciliations, and disclosures, with full audit-readiness.
    • Prepare and review technical accounting memos for complex lease/financing arrangements, including sale-leaseback, variable lease payments, embedded lease assessments, embedded derivatives, and held-for-sale conclusions.
    • Own monthly close activities for the leasing and financing portfolio, including journal entries, flux analysis, balance sheet reconciliations, and financial statement disclosures.
    • Lead cross-functional projects to stand up new leasing and financing programs, coordinating requirements across accounting, systems, operations, and business teams.
    • Identify and drive process improvement and automation opportunities to scale leasing and financing operations and enhance the control environment.

Fulfillment center associates around the globe send customer orders from our warehouses to doorsteps. Product managers set feature requirements, strategy, and marketing messages for brand new customer experiences. And as we grow, we’ll add jobs that haven’t been invented yet.

    It’s Always Day 1
At Amazon, it’s always “Day 1.” Now, what does this mean and why does it matter? It means that our approach remains the same as it was on Amazon’s very first day – to make smart, fast decisions, stay nimble, invent, and stay focused on delighting our customers. In our 2016 shareholder letter, Amazon CEO Jeff Bezos shared his thoughts on how to keep up a Day 1 company mindset. “Staying in Day 1 requires you to experiment patiently, accept failures, plant seeds, protect saplings, and double down when you see customer delight,” he wrote. “A customer-obsessed culture best creates the conditions where all of that can happen.” You can read the full letter here

    Our Leadership Principles
Our Leadership Principles help us keep a Day 1 mentality. They aren’t just a pretty inspirational wall hanging. Amazonians use them, every day, whether they’re discussing ideas for new projects, deciding on the best solution for a customer’s problem, or interviewing candidates.
