Our client, who is a highly respected construction company in the Kansas City Market, is looking for a Preconstruction Manager. The overall objectives and responsibilities include assisting with the preconstruction and estimating process in creating and maintaining necessary policies, processes, and procedures for the preconstruction services and estimating department. The Preconstruction Manager will manage and/or assist in the preconstruction and estimating process from inception through project handoffs to the Project Management Staff. They will participate in the quantity take-off and bid processes, recommend software and tools required for efficient, accurate estimation, work closely with Project Managers to transition projects, and work with the architect and owner during the preconstruction and estimating process. They will also create a project schedule with the Superintendent and Project Manager and ensure the project budget and schedules are met. The Preconstruction Manager must have a strong, proven background in all facets of preconstruction and estimating, excellent grasp of the management of multiple responsibilities in a fast-paced environment, cost controls, estimating and collection abilities, outstanding memory and retention capabilities, and strong interpersonal skills.

The Preconstruction Manager should be familiar with the use of control software in Excel, Word, Buzz Bid, and Microsoft Project among others. In addition to other duties as assigned by the employer, the responsibilities of the Preconstruction Manager are outlined in the procedures manual and will be updated as necessary. The Preconstruction Manager reports to, and is accountable to the Director of Estimating & Preconstruction. They may have Project Managers which report to him/her while assisting with estimating projects and may have a Preconstruction Manager(s) who reports directly to him/her. The following vendors and/or service providers are accountable to the Preconstruction Manager: subcontractors and their personnel, materials vendors, consultants - engineering, testing, scheduling, etc. The Preconstruction Manager maintains a close working relationship with Project Managers, Project Administrators, and accounting.

Minimum skills and qualifications include focus and learning the company's core business strategies, assisting in developing estimates and learning estimating processes from conceptual estimating through final construction documents/bidding, learning and utilizing estimating software for bid solicitations, assisting in developing preliminary project schedules utilizing Microsoft Project, assisting in developing budget and bid clarifications utilizing Microsoft Word, attending and assisting in budget/bid presentations to clients, assisting in "buyout" of projects upon final GMP approvals, assisting in writing and developing bid packages/subcontractor scopes of work utilizing Microsoft Word and Building Connected, attending prebid meetings and site visits to better understand all facets of the construction process, learning utilization of ProCore for project management/estimating, attending networking events to meet clients, architects, engineers, subcontractors, etc. to develop relationships in the local market, utilizing opportunities for development, including outside education, workshops, etc., assisting in further developing estimating policies and procedures, including project tracking, historical tracking, further bid package/scope development, etc. Physical demands/conditions requirements include ability to work additional hours as necessary to maintain project schedules, ability to travel as necessary, physical ability to review construction sites in all phases of construction, physical ability to make presentations and participate in meetings both on the construction site and in an office setting, ability to lift and/or move up to 50 pounds, drive a vehicle and ability to sit in a constricted space for several hours at a time, ability to see, hear and speak. Education includes a bachelor's degree from a four-year college or university in architecture, engineering, construction management/administration, or a related field.
