Our client, a well-established multifamily developer and general contractor with a strong presence in the Atlanta market, is seeking a Preconstruction Manager to join their growing team. Position Summary
The Preconstruction Manager will support the preconstruction process for ground-up multifamily and mixed-use developments, working closely with project executives, design teams, and trade partners to develop accurate budgets, schedules, and constructability assessments from early conceptual stages through GMP.
Key Responsibilities
- Prepare conceptual, schematic, and detailed cost estimates throughout project design phases
- Solicit, review, and level subcontractor and vendor bids
- Assist in developing project budgets, GMPs, and value engineering options
- Collaborate with architects, engineers, and internal project teams during design development
- Track market pricing trends and maintain historical cost data
- Support constructability reviews and identify potential risks or cost-saving opportunities
- Help prepare bid packages, scopes of work, and preconstruction schedules
- Participate in owner and design team meetings as needed
Qualifications
- 2+ years of experience in preconstruction or estimating at a commercial or multifamily general contractor
- Bachelor's degree in Construction Management, Engineering, or related field preferred (equivalent experience considered)
- Working knowledge of estimating software (e.g., On-Screen Takeoff, Bluebeam, ProEst, or similar)
- Strong understanding of construction means, methods, and cost drivers
- Excellent communication and organizational skills
- Ability to manage multiple projects and deadlines in a fast-paced environment
Compensation & Benefits
- Base salary: $90,000–$130,000, commensurate with experience
- Annual bonus eligibility
