Commercial Construction Estimator

Job Description
- Prepare conceptual, schematic, design development, and GMP estimates
- Develop quantity takeoffs and detailed pricing analyses
- Review plans, specifications, and project requirements
- Assemble complete project budgets and estimate summaries
- Support value engineering initiatives and cost-saving recommendations
- Solicit and evaluate subcontractor and supplier proposals
- Analyze bid packages for scope coverage and pricing accuracy
- Develop subcontractor scopes and leveling sheets
- Maintain relationships with key trade partners
- Participate in preconstruction meetings with owners, architects, and consultants
- Provide cost guidance throughout the design process
- Assist with feasibility studies and budget validation
- Support negotiated and competitive procurement efforts
- Monitor labor and material cost trends
- Maintain historical cost databases
- Develop accurate forecasting and budgeting tools

The Successful Applicant
- Estimating experience with a commercial general contractor
- Experience estimating multifamily construction projects valued at least $40M
- Strong understanding of commercial construction means and methods
- Experience preparing conceptual and detailed estimates
- Ability to analyze drawings, specifications, and scope documents
- Proficiency with industry-standard estimating software
- Detail-oriented and analytical
- Strong communicator and relationship builder
- Organized and deadline-driven
- Collaborative team player
- Proactive problem solver with a commercial mindset
